The land slopes gently down towards the shoreside road,with woodland gently sloping away to one side, open land to the other side separated by a private footpath.Directly across from the property is Friendship Beach, a long coral and shell sand crescent beach, on the calm protected south facing Friendship Bay. At some distance along the beach there is a high quality hotel and a small number of private houses.
The house
The house was built in 1983 of local stone, treated wood and tropical hardwoods, with wooden floor and tiled floor. The roof is corrugated sheet metal on lofted timber framing.The house is solid, well presented and is in good condition having been well cared for by the present owner.
The building is positioned well on the land and is of pleasing symmetrical proportions with a central ridge roof and gable end to the front centre.There is terrace across the front of the building which houses the water reservoir of approximately 40,000 gallons.
There is a central living space which includes kitchen to the rear. On each side of the central space there is a bedroom and a guest bedroom with a shared bathroom. Four bedrooms in all. The living space which includes the kitchen opens to the terrace as do the front bedrooms on either side.
The accommodation is all on one floor. The terrace, level with the floor, is elevated by the slope of the land. This provides open views seaward out over the beach and the bay to the islands beyond. The terrace and the views are enjoyed from the central living space and from both the main bedrooms.
