Full Description

Wonderful detached farmhouse, in a peaceful and panoramic hillside location, perfectly positioned to take advantage of the mild climate and with full sun from morning till evening and sheltered from any wind. Only 1 km from the beautiful, historical town of Calci. This is a unique opportunity to restore a great property in this sought after area, in gentle rolling hills just above Pisa, with plans already in place to provide a special, comfortable family home.

The farmhouse is approached on a good road, with just the final part unpaved. From the gate you enter the terrace at the front of the house and are greeted with the aromas of the lemon, mandarin and orange trees which are plentiful and thrive in this Mediterranean climate, as they are sheltered from the breeze.

The house is on two levels, currently not connected to each other. On the ground floor, with entrance from the terrace, there are three large rooms with vaults and bricks and a bathroom. One of the three rooms has been partially renovated and is a studio with kitchenette and bathroom, the other two rooms are in need of renovation and are not currently connected together. On the first floor, with access from the back through a courtyard, there are four rooms with high ceilings: the large living room with fireplace, pellet stove and kitchen overlooking the valley and the hills, a very spacious double bedroom and two other bedrooms plus a bathroom. The property has been partially renovated, but there is still work to do. The structure is solid, and the roof has been almost completely redone. Private, gated parking. The house is currently used by the owner as a country house from which to tend his vegetable garden and to spend time in the hills, walking along the criss-cross of ancient mule tracks.

There is a project, designed by an expert local architect from Calci, which connects to space to become one spacious four bed house of 260 sqm (nearly 2,800 sq ft). The accommodation will be: on the ground floor, a large living room with fireplace and exit to the terrace, a huge (34 sqm) kitchen with dining area, also connected with the outside terrace plus a bathroom, closet and a walk-in closet and staircase to access the first floor, which consists of two good double bedrooms with ensuite bathroom, two smaller bedrooms and another bathroom.

Outside there is still the old wood-burning oven for making bread and pizza, still functional, and a tank which can be transformed into a terrace on the first floor and a technical room and laundry room on the ground floor. The project also includes an above ground swimming pool, surrounded by terraces of olive trees which cover the slope of the land of about one hectare (approx 2.5 acres) in total.

Calci lies at the foot of the Monti Pisani, a small mountain range which divides Pisa from Lucca, in the green Valgraziosa valley. This mountain is dotted with historical villages, medieval castles and Romanesque churches and it is characterised by terraced olive groves. The town is on the slopes of the Monti Pisani, on the side which faces Pisa. The area is full of marked walking trails with spectacular views towards the sea and the mild climate means that great trekking is available year round. Of particular interest in Calci is the Calci Charterhouse, the Certosa di Pisa, which is a monumental Baroque building, once a Carthusian monastery and now housing an important Natural History Museum with the collection from the University of Pisa.

The Monti Pisani are well known for the high quality extra virgin olive oil and there are many opportunities to sample and purchase this local speciality. The spectacular Chestnut Festival takes over Calci each year in October when it is possible to taste hand-prepared traditional chestnut cake, as well as a host of other great local produce. Calci has a selection of shops, excellent restaurants and a nice patisserie. This is a truly excellent location. The cultural centres of Tuscany are all within easy reach, with Lucca just 20 minutes and Pisa airport in a very short hop. There is the famous ancient thermal spa at San Giuliano Terme reachable in only 10 minutes. The elegant town of Lucca with beautiful piazzas and spectacular surrounding walls, is on your doorstep. Lazy summer days at the anfiteatro, or cycling around the ancient city walls, or an evening at the many concerts of the Lucca Summer Festival are just waiting to be enjoyed. The Leaning Tower, the River Arno and all the other beauties of Pisa are almost within touching distance. All the art, architecture and treasures of Tuscany are within easy reach to be admired time after time.

Distances: Calci 3 km, San Giuliano Terme 10 km, Pisa (airport) 15 km, Lucca 25 km, Marina di Pisa 25 km, Livorno 30 km, Viareggio (beaches) 35 km, Volterra 60 km, San Gimignano 70 km, Florence 80km.
