There is a small and old stone building on the plot. The access is via part concrete and part sandy track as shown in the pictures, set in a very picturesque area, access on the track is not suitable for smaller type cars, only suitable for larger vehicles such as a kia Sportage, Dacia Stepaway etc. The track would benefit from some gravel in places, this would not be expensive and make access better when there has been rain and the track gets a bit muddy, normally when it is dry it is fine.

Electric is via a silent generator housed at the back of the property with 2 back up batteries to store electric for night use. This property would benefit from a solar system if it is to be a permanent home, currently just used occasionally as a bolt hole in the sun!

There is a mains water supply on a meter from the village that is located at the beginning of the track (drinkable water), which means currently you can fill up 2 x 500 ltr containers from the pipe and then take it to the house where a pump will pump it up to the 1000 ltr water deposit on the roof. This water on average would last for approx. 2 weeks, however if you wanted mains water to the house the pipe could be extended or tapped off via your neighbour’s connection for water, with their approval, and taken to the property at an additional cost, if required. This vendor is happy with the current system for water, but again if it was a permanent home then this would be an option.

As the surrounding land is protected then no permission would be granted for any concrete permanent structures on the land and you wouldn´t be able to expand the property, just maintaining and conservation works are allowed in this area to protect your views and nature.

The local Spanish town is a 7 minute drive away, it has everything you could wish for, large supermarkets, bars, restaurants, banks, schools, huge Olympic size village swimming pool, large 24 hour medical center, chemists, and sports centre etc and just a few minutes’ drive from this property! The typical traditional Spanish dishes in this village include baked “coques de dacsa” (corn cakes), which are accompanied by salted sardines, pork or homemade sausages from the village. “Arròs al forn” (baked rice) is also popular, there is also a large Irish bar serving very reasonable menu´s of the day with a varied menu and many other bars and restaurants to choose from! Of course, the historic city of Gandia is only a 25 minute drive away with a vast array of restaurants and bars and many shops of all kinds, out of town shopping centres and of course the fine, white, sandy beaches, what more could you want!
