The farm consists of an urban part and rustic part which combined brings the total amount of hectares up to 32.

The main granite house is situated on the urban part. The house is legal and has a footprint of 107 m2 including the garage. The house is being renovated, with the majority of work completed. Planning can be requested for extensions of up to 30%. The house is registered as a T4 which means it can have 4 bedrooms.



The main entrance to the house is on the top level. Granite steps lead to the newly fitted door, with triple lock. When you enter the house you find a huge open plan living room / kitchen which measures (7.70 x 7.20 meter). 6 windows provide light and amazing views on all sides, including a view to the Torre, the highest mountain of Portugal. The exposed (insulated) roof with wooden beams is an eye catcher. In the middle of the room you find the log burner oven, with enough capacity to heat up the entire house on even the coldest days. Because of the height of this room a mezzanine floor can easily be put up.

The bottom level consists of 2 big bedrooms. Each bedroom is 3.80 x 3.30 meters with thick heavy duty laminate flooring, and has a big window providing beautiful views over the countryside. The windows can be opened normally (and used as emergency doors) or can be tilted open for airflow. Ceiling lights are built in.

Also on this floor is the bathroom, split in a shower area which also houses the washing machine, and a toilet area with composting toilet, wash basin and (connections for) a urinal. A flushing toilet can be installed, all necessary pipework is there.

Apart from the 2 big bedrooms there is another room to be finished off, currently used as storage. This room could easily serve as a third bedroom or study with lots of built in storage under the staircase.

Space for the staircase is laid out, at the moment a ladder is placed to go up and down without having to go outside.

Attached to the house is a garage that houses the new 3 KW solar system, which consists of 9 x 255 watt panels, an 1135ah battery bank and Victron charger and controller. More than enough to run all modern appliances even when there is no sun for any period of time.

About 50 meters from the main house you will find a big stable complex (187 m2 footprint). There is one big two story high stable, ideal for horses or other bigger animals. Two smaller stables are perfect for animals like goats, sheep, pigs etc. Above the two smaller stables are rooms that could easily be converted into living quarters (with permission), as they hold a fire place and windows. Another smaller stable has the old bread oven. A tap provides the complex with running water straight from the mine at the top of the land.

Opposite the main house, on the other side of the big terraces, is a small cottage (52m2 footprint) which used to be for storage. This building needs more work but could be converted into a two floor (holiday) home.
Outside… ..
The farm consists mostly of terraces with very fertile soil. There are over a dozen mature olive trees, fig trees, cherry trees, apple, pear, bay leaf, elderberry, plum and more. Recently about 40 young trees of different varieties of fruit have been planted (apple, pear, nectarine, plum, peach, pomegranate and more) as well as 40 new olive trees.

Although a part of the land still needs clearing, there is plenty of space to have a huge vegetable garden, plant more fruit and olive trees and grazing space for animals. There is also plenty of space to create camping places. The property has a lot of oak trees.

One of the unique things about this farm is that there is no shortage of water. After the property was bought a lot of water tanks have been found, and dug out. There is a huge water-tank with mine at the top corner of the property, that provides the water with high pressure to the stables and the main house. There are more tanks and mines on the lower terraces. The water has been running throughout the entire summer after the tanks and mines were cleared.

There are two access roads to the farm. One from the top which is maintained by local authorities, and one from the bottom at the N17. Both are dirt roads, but can be driven by a normal car.

In 1905 the Portuguese Saint Madre Maria Teresa de Menino Jesus was born on this farm. Part of what now are the stables is where she lived with her parents, grandfather and siblings. Later on in life she founded a convent close to Fatima. There is contact with a priest from the Guarda monastery who knows the history in case the future owner of the farm wants to explore the options regarding this fact further.

In the Serra da Estrela mountains, but only 5 minutes away from Celorico da Beira, where you will find, cafes, restaurants, mini-markets, pharmacy, banks, supermarket, municipal office and all other amenities, including a busy Tuesday market.

Motorway links are close by and connection to the A25 motorway. 2 hours drive from Porto.

The area has lots of historical towns like Linhares (home of the paragliding) and Folgosinho within short distance.
