Full Description

Forming the ground floor of this typically Tuscan stone house, this lovely space is full of character with Tuscan arches, wooden beamed ceilings and terracotta floors. It has a welcoming entrance hall, a well-equipped modern kitchen connecting to an airy living room, a large double bedroom and a modern bathroom. There is an under stair cupboard and a nook for a washing machine. There is easy car access. The apartment is presented in excellent condition with very good quality fittings throughout. Central heating. Wonderful views from the windows.

The first floor of the house is also for sale, as an independent apartment, and it is listed as Casa Piero for €50,000 (here). It is also possible to buy both properties together for €110,000. By purchasing both levels it would be possible to connect the two with an internal staircase and to create a balcony to take advantage of the exceptional view.

A excellent investment opportunity, ideal to let throughout the summer months but also perfect as a 'pied a terre' from which to explore the surrounding area, taste the exceptional local cuisine or to chat and make friends with the kind local villagers of Chianni. There is no garden but it is easy to stroll through the village and there are many places to relax.

Chianni is a lovely town in Tuscany with some nice shops, good coffee bar, a great new bistro and a lovely hotel with small spa (open to non-residents). It is just 40 mins from Pisa airport. The coastal cities of Castiglioncello and Cecina on the coast, the golf courses of Pisa and Castelfalfi, and the historic towns of Volterra and San Gimignano are all close by, and each make a wonderful day out. The town is located in Valdera in Central Tuscany between Pisa and Florence. This colourful landscape of rolling hills is dotted with medieval villages, castles and lanes flanked with tall dark green cypress trees, all of which epitomise the Tuscan landscape. The nearby città d’arte (cities of art) include Volterra, San Gimignano, Palaia and Florence, each offering splendid art and architecture to admire.

In Lajatico, Andrea Bocelli, the famous tenor, was born and it is in the heart of Valdera that his Teatro del Silenzio (the Theatre of Silence) draws some of the biggest names in opera, when he hosts a summer festival each year in July. The spa town of Casciana Terme, also in the area, has thermal waters and spa which are open to visit and enjoy. It is a pretty town with piazzas and cafès serving the local wine.

Distances: Pontedera (supermarkets, trains) 20 km, Volterra 35 km, Cecina (beaches) 35 km, San Gimignano 40 km, Pisa (airport) 40 km, Lucca 50 km, Siena 80 km, Florence 80 km.
