The house is entered a very short walk from the central parking area of the village, along a charming cobbled village lane, under a stone archway. A garden gate opens onto a path through a pretty courtyard to the front door.

Entering the property, there is immediately a spacious, welcoming hallway with a glazed door letting in plenty of light and early glimpses of the view of the hills. The kitchen is warm and homely, with a cosy wood-burner offering a lovely atmosphere. There is ample space for a large dining table and chairs and this is a relaxed place for family meals. The sitting room offers comfort as it, too, has a large wood-burning stove as the main feature and plenty of light through the large windows. There is also a modern bathroom with shower on this level. From the ground floor double doors lead out onto the terrace. The wide view of the hills is truly breathtaking and the large terrace is an ideal space for entertaining as it is equipped with an outside pizza oven. The terrace is private and is not shared in any way. The area below is terraced, offering a good lawned garden and the swimming pool (8m x 4m) with decked area for sunbathing.

Upstairs in this charming house are three good sized bedrooms and a beautiful newly fitted bathroom with bath and shower. The large landing area at the top of the stairs doubles as a study with space for a desk and with plenty of bookshelves and is a perfect area to work in peace. The bedrooms have wonderful views over the rolling, green countryside.

From the sitting room internal steps lead down to five joined 'cantina' (basement rooms) with good ceiling height, electric light and water. These currently offer a laundry area, a great workshop and a large wood store. There is access to the 'cantinas', via a back door, from the village lane which is handy for wood deliveries etc. This space below the main house is exceptional and provides great storage space or could be used as a workshop, games rooms or other sociable spaces.

Newly installed central heating throughout is powered by a new pellet stuffa and wood-burning stoves. Solar panels heat the hot water. The house has been a much loved home and has seen many recent improvements from the existing owners and it is presented in excellent condition throughout.

The village is in the Lunigiana hills, private yet not remote and there is one of the very best restaurants in the area just short walk away from this property. There is good road access. Licciana Nardi is a town in the Taverone valley with 13th century pedestrian street flanked with local shops. Central in the town is the Piazza del Municipio which hosts the 16th century Malaspina castle and many festivals such as the Chestnut Festival in the autumn. The castle is linked to the baroque church by a covered bridge so that the nobles had direct access to prayer and dealings with the local priest. There are also a bank, schools, restaurants and medical facilities. The nearby village of Monti has a castle on the hill above and offers a good selection of amenities.

Lunigiana is a magical part of Tuscany. The hills which encircle Lunigiana create an intimate and relaxed atmosphere whilst the blend of the mountains and sea are extremely inviting to those who enjoy the outdoors. The rolling landscape is liberally sprinkled with castles of Medici or Malaspina vintage and for lovers of the coast the sea is only half-an-hour away. The golden sandy beaches around Lerici and the pebble coves of the Cinque Terre (UNESCO World Heritage site) are ideal for swimming and sailing. The area is criss-crossed with marked footpaths for walks to the hills and mountains. The airports of Pisa, Parma and Genova are all just over an hour away.
