Full Description

Villa with Loggia, Bagni di Lucca, Tuscany
A very substantial stone house, almost untouched for several decades, retaining almost all the original terracotta floors, chestnut beams, chestnut doors, stone architraves etc. The house has a stunning arched loggia with wonderful views over the wooded hills, a large private stone terrace, and a long flat terraced garden, currently with apple, fig and olive trees, but that could be used for a private pool.

The house has several entrances on different floors and could easily be divided into two, or even three apartments each with its own entrance and outdoor space. There is public parking less than 50m away. There is no heating at present (as the property was originally a summer residence) and the wiring will need to be replaced, although it is currently functioning. Some of the furniture could be sold alongside the house

The current entrance, off the paved village path, leads into a sitting room, with what is probably hand printed wall paper from around the first world war. Off this is an ancient, dilapidated bathroom with a stone bath. Across the hallway is a dining room, storage room, and modern shower room. Then there is a large, traditional kitchen with a huge working fireplace.

Stone and terracotta stairs lead up to the second floor (with mezzanine bathroom), and four double bedrooms. One is a ‘walk through’ – where a child’s bedroom is walked through to get to the double room beyond. One of the bedrooms has very impressive painted ceilings and walls, almost Imperial in style. The hallway at this level leads onto the arched portico, substantial enough for a large dining table and sitting-out areas too.

On the top floor are three attics, either with terracotta or chestnut board floors. Two of them have sufficient height to provide further bedrooms, and one has a sloping roof, so could make a more ‘den’ style children’s room. Below the main entrance level are several stone cantinas (cellars), a wood-burning bread oven, and access to the terrace and lower terraced garden, with surrounding stone walls, off which is also a gated street entrance.

With an asking price of only 180,000 euro, this property offers stunning value for money, and the opportunity to own a property that (with the exception of a modern bathroom, which is perhaps desirable) has not been restored or damaged by restoration attempts. On one stone doorway there is a date of 1579, but parts of the property may be newer; it was certainly once part of an even larger villa, taking up a whole street in the village.
