The location of the property is very practical and pleasant, a little away from the village, without direct neighbors but nevertheless in walking distance to the next cafe and supermarket, and also only a few minutes to the idyllic reservoirs and the historic market towns of the surrounding area.
The House:
The rustic furnished house with a modern touch, including granny flat in the ground floor with exterior bathroom house in the garden, is completely ready for occupancy and equipped with every detail.
The main access to the house is via stone steps, which lead into a corridor. To the left, we have two rooms, used as offices. Up ahead, we have the living room corner with wood burner with back boiler in the corner. This is connected to the central water heating system, both for domestic waters and to the radiators to heat the house. There is a door to a covered wooden terrace with good views into the garden and surrounding landscape. To the right, we have a large opening to the spacious open plan kitchen diner. The kitchen is fully equipped with high quality appliances. There is an island between kitchen and diner part, with integrated electric plugs. At the end of the diner, we have two doors: one which gives access to a covered veranda with large windows to one side. The second door goes to the bedroom with en-suite bathroom. The bathroom has underfloor heating and a large heated towel rack and consists of tiled shower cubicle, a toilet, and a hand wash basin with storage cupboard underneath.
The ground floor of the house consists of two large rooms used as storage and workshop, including a large number of tools which are included in the sale, one of which also houses the 1000-liter hygienic buffer hot water storage tank, the water filter system, and the machine room .
Next to the house we have a covered area used as a garage. Ton one end there is a stainless steel double sink and a place for the washing machine.
Attached to the house, we have the annex with a bedroom and an open space kitchen and living room, an excellent area to accommodate guests. There is underfloor heating from the central heating system in this annex. The bathroom is just a few feet away, in a separate little house in the garden. There is plenty of space to enjoy outdoor dining and just relaxing in the sun.
Next to the annex there is another storage space, and behind it a large covered space which currently has a caravan installed, which was also used to accommodate guests.
The garden with a good number of olive and fruit trees is to the back of the house. There is also a covered well, supplying water all year long, feeding an underground installed irrigation system. There´s plenty of space to create a vegetable garden. In this flat garden part, there is also a large structure to accommodate a tractor and agricultural equipment, or more cars. The fertile land to the side of this garden offers lots of space for more vegetable plots or to accommodate chickens or goats and other animals, with existing animal shelters and shade provided by more olive trees and large cork and cork oaks.
To the other side of the property, divided by the dirt track which gives access to this property, there is a large area which used to be mixed forest, and has had all of the big trees cut down, so plenty of firewood already in place.
Near to the house, there is hard standing to park a car or two, with kiwis to provide shade in the summer. The immediate area around the house is fenced, so as to ensure the safety of dogs and/or children.

- Wood central heating, using a log burner with back boiler in the living room, in combination with solar heating support and 1000-liter hygienic buffer storage with radiators and partial floor heating. This also heats the domestic water - dishwasher and washing machine are also connected to the hot water system.
The house has a wooden roof structure, built from wood imported from Germany and fully insulated.
All the windows and doors in the house are high quality double glazed.
The land
Due to its layout, the land is well suited for agriculture, is terraced and completely accessible with a tractor.
At existing fruit trees there are so far:
3-4 different figs, ripe in July and September, 7 apple (different varieties), 4 pear (different varieties), 1 nashi, 3 cherry, 2 lemon trees, 1 mandarin, 1 orange, 1 pomegranate, 1 plum, 6 peach (different varieties), 2 nectarine, various vines
(different varieties white and red), 1 bay leaf, kiwi plants, about 65 olive trees. Many of the fruit trees were newly planted 3-6 years ago and are already productive.

Location
The property is located within walking distance to a couple of cafés and mini market, and a small weekly held fresh market. A 10 minutes drive takes you to the idyllic bathing and fishing lake Barragem de Bouçã or to the historic market towns of Pedrógão Grande and Figueiró dos Vinhos. The university city of Coimbra is a 40 minute drive away
To the extensive beaches of the Atlantic coast it takes you one hour to drive, and two hours to both Porto and Lisbon and respective airports.
