The land is extensive, with olive groves, maritime pines and beautifully landscaped and planted garden. There is a lovely private swimming pool.

The villa is accessed to a spacious living room with fireplace, fitted kitchen and larder room, study and library. The feeling is of space and there is an easy flow to the house. There is a master bedroom suite, with double bedroom, bathroom and dressing room, which has access onto a private terrace. There is also a further double bedroom on this level, with a spectacular picture window with views towards the sea; upstairs there is a double bedroom and bathroom and there is access to a lovely courtyard. On the lower ground level, accessed from the garden, there is a laundry/utility room, basement room, boiler room and WC.

The finishings of the house are of high quality. The floors are of local slate, Tuscan terracotta and marble. The bathrooms are modern, well-fitted and fully tiled. The property has central heating and is connected to all mains services with broadband. The villa is approached through a private, gated driveway and offers ample parking.

The loggia off the kitchen offers a great area for outdoor dining, with an impressive fire for pizzas or barbecues. The landscaping a great connection between inside and out and leads you to seating areas to relax in and on to the lovely swimming pool (14m x 5m) set amongst olive and fruit trees.

Sarzana, just a 10 minutes drive, is a vibrant medieval market town with large elegant central piazza and cobbled lanes meandering through the town flanked with coffee shops and antique stores. During the summer months Sarzana often hosts festivals from dining in the piazza to concerts to open air events staged along the lanes. On summer evenings there is a local craft/ antique market which fills the whole town and is a joy to wander through in a welcoming atmosphere. The central castle has a number of exhibitions and events, and it too, is open on summer evenings.

Both the coastal areas of Versilia and the Gulf of the Poets are 7 km away with good public transport connections. Sarzana also has a train station with direct trains to Pisa, Florence, the Cinque Terre and Genova. The Gulf of the Poets is an enclave with a group of three islands at its tip, fishing villages with exceptional fish restaurants, as well as opportunities for sailing, canoeing, snorkelling or just relaxing on one of the beaches hidden in craggy bays around Fiascherino or Tellaro. The easiest way to get around the gulf is by boat which runs between Lerici, La Spezia and Portovenere or further on to The Cinque Terre. The Cinque Terre is a UNESCO World heritage site, comprising five little villages, clinging to the sea cliffs, full of excellent seafood restaurants and with excellent beach swimming. The name Gulf of the Poets is from the literary connection as some of the world’s most famous poets including Shelley, Byron and D H Lawrence who all lived here at some time.
