Full Description

Property built in the mid-1960s were completely transformed to create a bright and welcoming single-floor family home. Located in a green setting, close to the centre of the small market town of Eymoutiers, this property is ready to move into.

Up a few steps under a sheltered porch and you step into a tiled entrance landing with large built-in cupboards fitted with sliding doors. Separate toilet with a wash hand-basin.

To the left of the landing, there is a huge 800ft2 tiled living room which includes a lounge area, a dining room with open access to a fitted 145ft2 kitchen. This is really a bright space thanks to its 6 large bay windows.

To the right of the landing, a large corridor allows access to two 125 & 145ft2 guest bedrooms, each with built-in wardrobes. At the other end of the corridor, there is a 40ft2 family bathroom with a WC, then a 107ft2 bedroom or office, also with built-in cupboards and finally, a 160ft2 master bedroom with a 75ft2 ensuite bathroom.

The attic is spacious with dormer windows to the front and back of the house. If you wish, you can convert over 600ft2 into two additional rooms. The house is tastefully decorated using neutral colour schemes. It is partly laid over a crawl space, partly over a boiler room with an oil boiler from 1995 that is well maintained. The house is connected to mains drainage. There is insulation on part of the attic floor and under the whole roof.

The land, aside the absence of a gated entrance, is completely fenced in and partly planted with hedges. It is divided into two main sections, first a private driveway with parking space (ideal for creating an independent garage or carport), paved terrace with barbecue, then a lawned area with a garden shed.

Here is a very nice opportunity to come and settle down in a pretty little town with a centre lined with beautiful stone houses, a local producers market, in an idyllic setting surrounded by wooded hills, about fifteen minutes from the Vassiviere boating lake, and just 40 minutes from Limoges by train or car.

The department of Haute-Vienne is in the region of Limousin and boasts a varied landscape of forests, countryside and lakes that attract many tourists each year looking for a range of activities including walking, fishing, sailing, boating and skiing.

In addition, the department has a strong historical and cultural heritage and the landscape is dotted with Roman churches, abbeys and fortified castles. Beautiful man-made beaches are easily accessible and are a good alternative for a great day out. In particular, the Lake of Vassiviere, created in 1950, is extremely popular with visitors.

It is sometimes known as the Land of a Thousand Lakes, the Limousin and its Haute-Vienne department offer beautiful and preserved landscapes. Waterfalls sparkling in the middle of rocks and trees, myriads of flowers and impressive dense forests are the kind of treasures that can be discovered in the department.

Transport links are good too, the easy and cheap access from the United Kingdom with companies as Ryanair or from French cities made that Limoges and the Haute-Vienne became an attractive destination. There is also a project of enlargement for Limoges' airport.

The department has a semi-continential climate with summer temperatures in the mid 20's, perfect for enjoying the scenery.
