Full Description

Lovely two bedroom apartment (66 sqm plus cantina) in the 'centro storico' of Lajatico, with a project in place to modernise the accommodation and with the exciting prospect of a new roof terrace.

There is a private entrance accessing the external staircase to arrive at a small terrace, where you enter into the front door. The apartment comprises two bedrooms with far reaching views, living room, kitchen and bathroom and a balcony. There is a large cantina (storeroom) on the ground floor which could become a utility room. Whilst the apartment is currently habitable, there is a project in place, to be overseen by a local Geometra, to develop the property into a wonderful one or two bed apartment with a roof terrace. The project includes the option of having one or two bedrooms, opening a large panoramic picture window from the living room/ kitchen from where stairs will go up to the new roof terrace. It will include new flooring throughout, restoring the windows and doors, re-tiling the roof and adding a mezzanine floor with a great view. The project can be customised. The total cost of the project will be of the order of €60,000, which is an additional cost to the purchase price of the property.

The project plan is entirely optional. The property could be used just as it is.

The property is set in the very centre of Lajatico, in an area called 'Il Castello'. Restaurants, coffee bars and shops are on the doorstep. There is parking around 100m from the apartment. It is within easy walking distance of the main square of the little town, which has two coffee bars, a charming restaurant with tables and chairs on the main piazza, a pharmacy, the headquarters of the Bank of Lajatico, a good bakery and many other small shops. The piazza is witness to the daily life of its inhabitants and their stories: at any time of year it is the beating heart of the village.

Andrea Bocelli is a world renowned tenor and Lajatico is his hometown. Every year in July he hosts an important international festival at his 'Teatro del Silenzio', his specially created open air amphitheatre and during this week music lovers come from all over the world to listen to the wonderful performances of Bocelli and other important international artists. Andrea Bocelli is often seen in the square or at his restaurant where he samples, and encourages others to sample, the local specialties of his expert chefs. The town of Lajatico is located in Valdera in Central Tuscany between Pisa and Florence. This colourful landscape of rolling hills is dotted with medieval villages, castles and lanes flanked with tall green cypress trees which epitomizes the Tuscan landscape. The area is scattered with historical towns and medieval villages, castles and country churches and a landscape with golden meadows of wheat dancing in the breeze, vineyards, olive groves and fields of sunflowers. Meandering through the countryside of Valdera you feel the vestiges of the mysterious Etruscan civilisation. Casciana Terme, just a few kms away, has thermal waters and spa facilities and is a pretty town with piazzas and cafes. The nearby 'città d’arte' (cities of art) include Volterra, San Gimignano, Palaia and Florence.

Distances: Lajatico on the doorstep, Volterra 20 km, Castelfalfi (Golf and Spa Resort) 30 km, San Gimignano 35 km, Coast 40 km, Lucca 50 km, Pisa (airport) 50 km, Florence 80 km.
