Light and airy property set within an exquisite eighteenth century house, with pretty garden, just outside the stunning, walled village of Lari in central Tuscany. A wonderful meeting of an historical building and contemporary edge, designed with flair. Forming the major part of this villa, this three bedroomed property (190 sqm) comprises spacious accommodation on the first and second floor of the building. The ground floor is owned separately and it does not form part of this sale.

Through a private entrance doorway stairs lead up to the entrance hall and into the open kitchen/ dining room. The sitting room is light and spacious, with fireplace and with a beautiful beamed ceiling. There are three double bedrooms and a bathroom on this level, with space to create another bathroom, if required. Stairs lead up to the second floor where there is an attic bedroom and bathroom, with potential for additional accommodation. The property is full of character and charm with terracotta floors, beamed and high ceilings and old doors and windows.

All services are connected and there is a mains gas supply. Central heating. Easy car access and parking.

The sale includes a lovely plot of land of 6,000 sqm (1.5 acres) nearby, just 100 meters from the house, with views over the village of Lari and the hills. There are olive trees, fruit trees and vines.

The small town of Lari is situated where three ridges of the Pisan hills meet and it has been inhabited since Etruscan times. It is an early medieval fortress town protected by majestic walls with a restored castle at its centre. The massive Castle is built in the centre of the town; there is a record of it in the early Middle Ages although the building we see today dates to the first half of the 17th century. The Castle was an important military stronghold of the Pisan Republic until it was conquered by Florence in October 1406 and it is defended by an exterior surrounding wall with three gates: `Porta Fiorentina´, `Pisana´ and `Volterrana´. It has recently undergone restoration when some previously undiscovered frescoes were found. Inside the Castle stands a large yellow building which is the old pasta factory of Pastificio Famiglia Martelli where pasta is still made in the traditional way with carefully preserved vintage machinery.

The town is located in the Valdera region of Tuscany, between Pisa and Florence where this colourful landscape of rolling hills dotted with medieval villages, castles and lanes flanked with tall dark green cypress trees epitomise the Tuscan landscape. Lari is very popular for the "sagra", the Cherry Festival in May. The festival showcases the many different types of cherries grown in the region; there are various stands where visitors can sample over twenty different types of cherries and have the opportunity to sample liqueurs and sweets made traditionally from these cherries - not to be missed.

Distances: Lari on the doorstep, Casciana Terme 8 km, Cecina (beaches) 30 km, Pisa (airport) 35 km, Lucca 60 km, Florence 70 km, Siena 95 km.
