The farmhouse is full of charm and character with exposed stone walls, beamed ceilings, Tuscan arches and terracotta paved floors. Both the house and the studio are in a habitable condition, but now require some level of modernisation. The location is private and peaceful.

The farmhouse is entered up external stairs to the first floor and into a loggia. There is a large living space, with very high ceiling, featuring a large fireplace with wood-burning stove, a basic kitchen and dining space. There are four double bedrooms and a bathroom. On the ground floor of the house are extensive 'cantina', store rooms, which offer potential. The studio annexe is charming and in a separate building. There is a large living/bedroom, separate kitchen and bathroom.

Heating is from wood burning stoves and fireplaces. There is no central heating. There is bombola gas for cooking. Water and electricity are connected.

There is an agricultural outbuilding of 33 sqm. The land of approx 3,500 sqm (close to an acre) is beautiful, with 25 olive trees, 400 sqm of vines and a fruit orchard with fig trees and apple trees.

The properties are tucked away, and are accessed by a 2 km 'strada bianca', a well made unpaved road.

In the village of Monteguidi you will find a friendly community. There is a small grocery store, a bar (offering pizzas and doughnuts on Saturday nights and evening meals throughout the year), and a good trattoria close to the house. Daily bread delivery to the door as well as weekly fresh fish. There is a play area for children and a charming medieval church offering services every Sunday. There are beautiful walks in every direction all with panoramic views. Close by, there are three renowned vineyards selling wine, olive oil and honey.

Throughout the year they all offer tasting events. There are horse riding facilities and stables close by. There is a regular bus service from the village to Casole D'Elsa and the larger nearby town of Colle Val D'Elsa. Casole D'Elsa is a delightful medieval town, a 10 minute drive away with a weekly market, a good choice of grocery stores, bakeries, butchers, a pharmacy, banks, post office, bars and restaurants. There is also a small supermarket, an art school and a museum. Today Colle Val D'Elsa is famous for the production of crystal items; there's also a museum dedicated to this activity. The Berignone National Park is on the edge of town offering beautiful walking paths.

The prestigious Castello di Casole is nearby offering 5 star hotel accommodation and Spa, a cocktail bar, a pizzeria and a fine dining restaurant. There are also a number of hotels and B&Bs locally.

Within half an hour, you can reach the famous medieval towns of Volterra and San Gimignano with their shops, art galleries and profusion of restaurants. Further afield, the Chianti region and the famous Black Cock wine route are all within 40 minutes to an hour of Monteguidi. Siena is a 40 minute drive, and you can reach central Florence in an hour.
