Location
Rio Bermuza is located mid way between the picturesque mountain village of Canillas de Aceituno (10 mins) and the busy agricultural and historical town of Velez-Malaga (15 mins), with the coast just another 5 minutes beyond. It is also close to the village of Viñuela and is well within an hour of Malaga airport. It is a lush river valley, about as Spanish as they come, and peaceful and friendly.

The House
From the road, there is access from two sides. To the front, via the garage, and up a side street, via a covered porch. The beautifully tiled covered porch, accessed via a low garden gate, is around 2.5 x 2.5m and the front door from here leads into the main living area, on the upper floor. This consists of a large living/dining room area of around 8 x 4m (not symetrical), with open stairwell to the left, which leads downstairs, and beyond the stairwell, wrought iron spiral stairs which lead up to a lovely roof terrace (21m2) with built-in barbecue and delightful views of the countryside with its many cytrus and fruit trees, and the distant mountains above. The living room has a large fireplace with woodburner for the cooler months of the year and an air conditioning unit (hot and cold).

To the far end of the living/dining room is a modern, fully fitted kitchen (4 x 2m) with a door leading out to a corridor balcony.

Also to the far end, quality wooden and glass double doors lead into the inner hallway (1.5 x 1.5m). From here is access to the bathroom (2.2 x 2.2m with corner bath and shower), and the two double bedrooms (4 x 3.5m with doors to the corridor balcony, and 4 x 3m). Both of these rooms have hot and cold air conditioning and large built-in wardrobes in quality wood.

Taking the open stairs down to the lower (main street) level, we come to a large open area of around 8 x 4m, also with a fireplace and high windows. There is a WC under the stairs which could possibly be converted into a small shower room (3 x 1m). A door to one side leads to the third bedroom (4 x 3m), currently just used for storage. This whole downstairs area has the potential to be furnished and equipped as a self contained unit, perhaps for family or friends, or the odd ‘b&b’ type booking. Access to this lower area is either via the stairs from the upper level, or through the garage, which adjoins it. The garage is 8 x 4m internal measurements.
