Full Description

REDUCED in price - South-West facing 20th Century stone farmhouse that was extended and renovated in the Nineties in a peaceful but not isolated location. Perfectly habitable and enjoyable in its current state as a holiday house, still its liveable space can be extended further into the existing attic and adjoining barn.

The main entrance is into the 250ft2 living room with a fully renovated tiled over concrete block and beam floor, exposed ceiling beams, nice stone fireplace with a log burner inside it and a newly pointed stone wall.

To the left of the living room, a door opens onto the rendered block extension comprising of a 100ft2 bedroom with large windows. Then a 90ft2 dated fitted kitchen with a secondary entrance door on the gable end. Behind it a 120ft2 second bedroom with a tiled floor.

Finally, a small landing just outside bedroom 2 to get to a separate toilet with a washbasin, the stairs to the cellar and a 65ft2 bathroom fitted with a shower, bath, washbasin and a washing machine. It would be possible to more than double the size of the existing kitchen by removing the partition wall separating it from bedroom 1.

The 430ft2 attic above the original house has been prepared for conversion with under roof insulation and preinstalled roof windows. An access staircase still needs to be installed though since it is currently only accessible via the barn.

The recent roofs of all the buildings (except for the adjoining hangar that has a tin roof) are tiled with natural slates. Nice adjoining 800ft2 barn made up of a stable of 450ft2 of floor space over two floors which could be a good extension of the living space if you knock through the living room wall to create an access. Coupled with the attic space, this would make up a decent 880ft2 of extra liveable area.

The adjoining hangar next to the barn will park your car away from the elements. Outside, there is a pretty and useable well to water your vegetable garden in front of the house. The large plot is bordered by some woodland at the back, a neat hedge with a metal double gate to the front and an unmaintained garden on the West side.

Although there isn't a real view from the front of the house, there is a luscious walnut tree that provides a natural screen and shade but there are great views to be had on the East side over the neighbouring meadows. The buildings are set in the middle of their own land that is almost 1 1/2 acre.in total.

Access to this not overlooked property is via a dirt cul-de-sac that ends at a neighbour's a little bit further down. Just get ready to be charmed by this place! The property is well located just a few minutes' drive from the village that has local shops.

There is a larger village around 15 minutes away that has a supermarket, swimming lake and a campsite.

You are forty minutes from central Limoges and fifty minutes from its airport.

The department of Haute-Vienne is in the region of Limousin and boasts a varied landscape of forests, countryside and lakes that attract many tourists each year looking for a range of activities including walking, fishing, sailing, boating and skiing.

In addition, the department has a strong historical and cultural heritage and the landscape is dotted with Roman churches, abbeys and fortified castles. Beautiful man-made beaches are easily accessible and are a good alternative for a great day out. In particular, the Lake of Vassiviere, created in 1950, is extremely popular with visitors.

It is sometimes known as the Land of a Thousand Lakes, the Limousin and its Haute-Vienne department offer beautiful and preserved landscapes. Waterfalls sparkling in the middle of rocks and trees, myriads of flowers and impressive dense forests are the kind of treasures that can be discovered in the department.

Transport links are good too, the easy and cheap access from the United Kingdom with companies as Ryanair or from French cities made that Limoges and the Haute-Vienne became an attractive destination. There is also a project of enlargement for Limoges' airport.

The department has a semi-continential climate with summer temperatures in the mid 20's, perfect for enjoying the scenery.
