Location

Located off a quiet country road, with other neighbours around (but very quiet), this property is only around 2Kms from the village of Viñuela and is not high up in the hills. It enjoys the best climate of this area, within the tropical mango and avocado growing valleys that now dominate Southern Axarquía and Velez-Malaga. The busy, historic town of Velez-Malaga is within an easy 10 to 15 minutes, with the coast, at Torre del Mar, only 5 minutes beyond. The property is well within one hour of Malaga airport.

The house

A large parking area is the front, with a garage (32m2) with a door to the garden. The front door leads into a small lobby, (2 x 1m) for hanging coats etc. From here we enter the inner courtyard patio (around 8 x 5m) with a small pool as the central feature (6m2).

To the left are steps leading up to a huge roof terrace (around 90m2) with panoramic views of the countryside and hills around, and steps from the patio also lead down, to a large basement. The basement is divided into two rooms, (7 x 4m and 3.5 x 3m), ideal for storage, or as a workshop (the current owners have used it in the past to make their own wine). There is a possibility of converting this area into an apartment, as there are high windows bringing in some natural light. The basement has electrics and water connected.

At the far end of the patio, double doors lead into the beautiful living room, divided into a comfortable living area, (3.5 x 3.5m) and a large dining room area (5 x 4m), with air conditioning and beyond, a large kitchen (4 x 2.75m) with air conditioning.

From the kitchen area, a corridor leads to a bathroom with bath (2.5 x 2m) and beyond, the first of the two bedrooms (3.5 x 2.5m, plus two sets of quality, built-in wardrobes). The corridor has a door leading out to the central patio.

The gardens and orchards

From the terrace, steps lead down to the grounds, which are beautifully planted with a fascinating variety of fruit trees, including many mature avocados – around 20, (loaded with fruit in the Autumn), mangos, clementine, oranges, lemons, guayaba, pomegranate, almond, olive and apple. These are on carefully tended terraces, all accessible, with lovely views all around and the river below.

There are several store rooms including one for the irrigation system (4 x 2m) and a very large water deposit with terrace over the top (15 x 2.5m) (marked on the ‘Catastro’ as a pool – would make an excellent, very long exercise pool).

This is a very comfortable house, perhaps ideal for an active, retiring couple who are keen to get their hands into local agricultural activities, with plenty of home grown crops to manage. Alternatively, the land could be looked after by local farmers in exchange for the produce.
