Full Description

Unique Eco Country House and olive farm near Granada, Andalucía, South of Spain, with spectacular unrivalled views, close to the lake of Bermejales and close to the Natural Park of Sierra Tejeda.

On a plot of 45,000 m2 with approximately 500 mature olive trees and about 20 almond trees, this house was completed in 2016. On the land, for since 20 years only organic husbandry has been employed.

The house has a ground floor area of 150 m2 with a loft space of approx. 80 m2, (accessed by a fold-away ladder) having one bedroom and two big storage areas. The house has been built from Ytong blocks – which are glued together - providing an extremely high level of insulation. Highest quality double glazing throughout. A central courtyard, which is both a paved garden with a water feature and a summer kitchen. Two large bedrooms, bathroom with wood-burner, utility room with loo and dog door. Large sitting/living/dining area with panoramic south-westerly views through full-height windows to the Sierra Tejeda, fully equipped big kitchen with both gas and electricity. Jøtul wood-burner with stainless-steel flue.

There is an extensive terrace in front of the house with sunshades and Breakfast terrace behind the house for early morning sun.

The entire project has been carried out to the highest standards and is earthquake resistant complying with Spanish building laws. The house is built to reflect the Moorish architecture of the Alhambra palace and uses a lot of exposed wood (all engineered beams). Other than the massive foundations, concrete has only been used to re-enforce the Ytong, so as to provide earthquake resistance, making it very low carbon.

A second smaller building of 50m2 is situated above the house, also constructed from Ytong and supremely well insulated, has all the controls and batteries for the large solar system, plus the solar-heated hot water tank, with gas back-up. This annexe provides self-contained living space for visitors or workers with bedroom/living area, shower, kitchen and Jøtul wood burner.

There is a composting dry lavatory. Insulated dog kennel/workshop with electricity in a separate enclosure. Carport and back-up diesel generator (rarely used).

Small swimming pool using rainwater, plus approximately 40,000-litre rainwater storage in two tanks. 150m deep borehole providing drinking-quality water via a header tank higher up the hill, giving gravity flow.
The property is energy self-sufficient and almost free to run. Normally two gas cylinders (about 15€ each) per year are sufficient for cooking and back-up water heating. Annual land tax is about 250€. The farm is completely isolated, having no other visible dwellings and no-one else living within about 3kms. Ideal for both naturalists and naturists. Access via track over two neighbouring farms. Village 5km away with banks, mini-markets, bars, pharmacy, medical centre, olive co-operative, petrol station, mechanic, tyre supplier, builders’ merchant, hardware shop. Daily bus to Granada, about 45 minutes by car. Sierra Nevada ski resort about 90mins by car. Nearest beach about 1 hr. Granada airport has flights to UK several times a week. Malaga airport 2 hours by car or by bus from Granada.
