Full Description

Picturesque ' Chocolate box' cottage, with south facing gardens, and no immediate neighbours
The property is located out of the village and has an ideal location overlooking the softly undulating southern Manche countryside.
There are rural walks directly from the property. The village is within walking distance, having a local bar/restaurant and shop in its centre.

All rooms are of a good size, most having original features and two having original fireplaces with wood burning stoves.
The entrance hall has glazed doors, allowing the area to light and airy. The walls have original wooden beams exposed, as does the ceiling.
A magnificent, original stone fireplace is the focal point of the spacious lounge which also has exposed beams and a south facing door to the sun terrace.
Within the lounge fireplace is a wood burning stove.
A small lobby area leads into the kitchen which has a new fully fitted kitchen, with appliances, a fireplace and wood burning stove, exposed beams and a door to the terrace.
Also on the ground floor is a Cloakroom with a WC and hand basin and a large room, currently used as a games room with a laundry area and fitted cupboard.
This room could easily be transformed into a kitchen/lounge which would then give a self contained guest suite, having an individual external entrance as well as the communicating door to the kitchen.
The games room also has a stairway to an upper level which is currently a 'work in progress' area, being transformed into a bedroom with ensuite facilities.
All bedrooms are located on the first floor and all have original parquet floors. One of the four rooms has an ensuite bathroom and another has a dressing room. In addition there is a family bathroom with
a bath and double shower cubicle.
The cottage is mainly heated by the two wood burning stoves, although it does have new electric heaters throughout.
The grounds are south facing and are fully enclosed. There are two gated entrances to the property, one giving access to a small parking area and the wooden garage located to the left hand gable end of the cottage
The other entrance leads to a much larger parking area and to two further adjoining outbuildings located at the opposite gable end of the cottage, one of which was an old cottage having the fireplace at one end
The outbuildings are used for storage and as a workshop.

There are two sun terraces, one having a covered pergola area under which is a jacuzzi/hot tub. Both terraces enjoying the stunning views.and overlooking the mature gardens.

The local area is popular with walkers, cyclists and horse riders, as the village has an access point the the ' Green lane' which is an old railway line system, maintained by the local councils for use by everyone
Other places of interest locally are -
Domfront - a medieval market town, St Hilaire du Harcouet- known for its weekly livestock markets, Mortain - with stunning waterfalls and Fougères with an ancient moated castle and cobbled streets.
St Malo and Dinard are just an hour and a half drive away, as is the ferry port of Caen, giving good access from Great Britain.
