Full Description

Beautiful rustic property with large garden with lovely views. The property is the last house at the top of a picturesque hillside village.

This lovely village house (130 sqm) is full of character with a wonderful garden which has lovely mountain views, and features a small vineyard and a 'taverna' in a room under the house, which is equipped for wine making.

The house is entered from the parking area to a stone flagged courtyard and into an entrance hall which opens onto the living/dining room with built-in well-equipped kitchen (with dishwasher) which all has character beams and floors. There is also access directly into the kitchen from the pedestrian village lane. Off the entrance hall is a utility area with washing machine and dryer in the laundry space. There is also a cloakroom with WC.

Upstairs is a double bedroom with en-suite and another bedroom/sitting room and a family bathroom.

On the lower ground floor there is a vaulted 'taverna' room that has been used as a wine cellar with table and chairs for socialising and there is also a cellar room with wine-making equipment and storage.

The large garden (1,000 sqm) is a particular feature and at the top of the garden is a bell tower from the 11th century which is still in use today. (The bell tower does not form a part of this sale). There is a vineyard planted with around 80 San Giovese vines which have been used to make good wine. There are lovely, open views and a wonderful panoramic terrace for outside dining. Wooden storage shed at the end of the garden. This is a very atmospheric property.

Connected to main services, internet, satellite dishes and with central heating. The house has easy car access, private gated parking and a garage. Fully furnished.

Licciana Nardi in Lunigiana is a town in the Taverone valley with 13th century pedestrian street flanked with local shops. Central in the town is the Piazza del Municipio which hosts the 16th century Malaspina castle and many festivals such as the Chestnut Festival in the autumn. The castle is linked to the baroque church by a covered bridge so that the nobles had direct access to prayer and dealings with the local priest. There are also a bank, schools, restaurants and medical facilities. The nearby village of Monti has a castle on the hill above and offers a good selection of amenities. Lunigiana is a magical part of Tuscany. The rolling landscape is liberally sprinkled with castles of Medici or Malaspina vintage and for lovers of the coast the spectacular Ligurian coastline is close by. The golden sandy beaches around Lerici and the pebble coves of the Cinque Terre are ideal for swimming and sailing in the summer. The area is criss-crossed with marked footpaths for walks to the hills and mountains. The airports of Pisa, Parma and Genova are all just over an hour away.

Distances: Licciana Nardi 6 km, Aulla (supermarkets, autostrada, trains) 15 km, Lerici (beaches) 40 km, Cinque Terre 50 km, Lucca 90 km, Pisa (airport) 95 km.
