Full Description

Detached stone 2 bed house.

LA LAVANDA is a beautifully restored, detached stone 2 bed house with large terrace, covered portico and two garden areas, one with built-in barbecue. It is set on the Tuscany/Liguria border, between Sarzana and Fosdinovo, just 12 kms from the sea.

The house is perfectly proportioned.

On the ground floor is a spacious reception room, with feature stone fireplace and a modern well-equipped kitchen, and a small bathroom with washing machine.

Upstairs on the first floor there is a good double bedroom with bathroom (bath and separate shower). There are large built-in cupboards the full width of one wall, and there is exposed stone lending character and charm.

Downstairs on the lower level is a large room, currently used as an artist's studio, which could also be used as a guest bedroom. There are double doors from here which lead out onto the lower garden area.

The living room on the ground floor leads out to a spacious terrace with fabulous view. The adjoining flat, lawned garden area hosts a built-in barbecue as well as a clothes drying area. There is another lawned garden on the level below, which is accessed through the lower 'studio' room.

There is private parking. Central heating.

The house is set on a peaceful, sunny hillside with views out towards the sea, which is only 12 kms away (there is no direct sea view). The neighbourhood is pretty and well-kept, full of olive groves on the terraces.

The setting is almost equidistant between Sarzana and Fosdinovo, on the Tuscany/Liguria border.

Sarzana is a vibrant medieval market town with large elegant central piazza and cobbled lanes meandering through the town flanked with coffee shops and antique stores. During the summer months Sarzana often hosts festivals from dining in the piazza to concerts to open air events stages along the lanes. There are monthly antique markets on Sundays.

Both the coastal areas of Versilia and the Gulf of the Poets are 7 km from Sarzana with good public transport connections. Sarzana also has a station with direct trains to Pisa, Florence, the Cinque Terre and Genova.

The Gulf of the Poets is an enclave with a group of three islands at its tip, fishing villages with exceptional fish restaurants, as well as opportunities for sailing, canoeing, snorkelling or just relaxing on one of the beaches hidden in craggy bays around Fiascherino or Tellaro. The easiest way to get around the gulf is by boat which runs between Lerici, La Spezia and Portovenere and then on to The Cinque Terre. The name Gulf of the Poets is from the literary connection as some of the world’s most famous poets including Shelley, Byron and D H Lawrence who all lived here at some time.

Distances: Fosdinovo 8 kms, Sarzana 8 kms, beaches 11 kms, Lerici 14 kms, La Spezia 22 kms, Pisa (airport) 75 kms, Lucca 65 kms, Florence 140 kms.
