The kitchen opens onto a fabulous dining room, with a breathtaking view. On two sides there are huge glass windows through which you can see the most dramatic backdrop. From here there is another access to the garden.

The sitting room is well proportioned, and features a large fireplace. Also with double doors to the large balcony. Stairs lead to the downstairs rooms in the cantina, currently used as bedrooms. There is a handy cloakroom.

Up the pretty wood and tile staircase a large landing area houses a wealth of hand made wooden cupboards to give beautiful and functional storage.

The master bedroom is, unusually, on two levels, with the sleeping area on a large, full height mezzanine with beautiful views from the highest windows. There is an en suite with bath and a good range of wardrobes, with a juliet balcony. The bedroom also opens on to a lovely private terrace, a great place to enjoy the evening sun.

Also on this level are two further bedrooms. A similar layout in one of these also offers a mezzanine level as the sleeping area, with ample built in wardrobes, and the lower level also features its own juliet balcony. The third bedroom, again a good double also has a matching juliet balcony.

Taking the stairs down from the sitting room, there are two further double bedrooms and bathroom with shower on the cantina level. Additionally on this level is also a kitchen area, particularly useful to keep drinks cool when using the pool.

There is access to another terrace and a few steps down to the pool.

This level opens onto the pool terrace.

The gardens are lovely, planted with vines, olives, fig, apple and pomegranate trees. The land is well terraced and shallow steps down the garden allow access right to the boundaries of the property. There is a feeling of space and privacy, with enough land to offer the feel of living on the hillside, but not so much as to feel overwhelmed. There is an additional gated entrance allowing direct access to the garden and additional parking.

The hillside is dotted with terraces and private seating areas. In total 4,100 sqm of land.

Swimming pool (11m x 4m) with sunbathing deck, shower, and prettily planted flowers all around. The scent of lavender lingers. The pool is newly lined and is fitted with coloured lights, which are great in the evening for a party atmosphere.

There are a selection of hiking trails from the village. The little town of Licciana Nardi is 10 km and has a selection of shops, bank, restaurant, cafes and schools, Aulla with motorway and train station (also to Cinque Terre) is only 8 km, Beach at the Bay of Poets (Lerici) 30 km

Licciana Nardi is a town in the Taverone valley with 13th century pedestrian street flanked with local shops. Central in the town is the Piazza del Municipio which hosts the 16th century Malaspina castle and many festivals such as the Chestnut Festival in the autumn. The castle is linked to the baroque church by a covered bridge so that the nobles had direct access to prayer and dealings with the local priest. There are also a bank, schools, restaurants and medical facilities. The nearby village of Monti has a castle on the hill above and offers a good selection of amenities.

Lunigiana is a magical part of Tuscany. The rolling landscape is liberally sprinkled with castles of Medici or Malaspina vintage but for lovers of the coast the sea is only half-an-hours’ drive away. The golden sandy beaches around Lerici and the pebble coves of the Cinque Terre are ideal for swimming and sailing. The area is criss-crossed with marked footpaths for walks to the hills and mountains. The airports of Pisa, Parma and Genova are all within an hours’ drive.
