- On the first floor: a long landing space allows access to two bedrooms, the first of which is 140 ft2 in space with old refurbished parquet floors and overlooks the street. The second bedroom is 130 ft2, overlooks the courtyard, and has old parquet floors that have been covered with vinyl flooring. There is a separate toilet with a washbasin straight off the landing. Then a 65 ft2 office / landing with a staircase up to the attic. A small storage room under the stairs can be accessed from the main landing. Large 156 ft2 bathroom over laminate flooring, fitted with a shower cabin with spa system, a rustic wooden double vanity unit and a built-in bath. There's an 86 ft2 playroom/child's bedroom between the bathroom and a 48 ft2 dressing room, with cupboards and French windows opening out onto a small terrace. This outer space still needs to be secured with railings before it can be used. Behind the playroom, a 160 ft2 master bedroom with beautiful old wooden floors and a brick corner fireplace.

- On the second floor: an 118 ft2 central landing with a 20 ft2 bathroom / WC off it and two attic bedrooms on either side, 124 and 172 ft2 in size respectively.

- Outside: There is a row of two large outbuildings connected to the back of the commercial space. The size of the first one is 36 x 31 feet and consists of a central walkway, with, to one side, a large storage room that is over 430 ft2 and to the other side, a small shower room and a boiler room. These spaces have been developed by the current owner for his commercial activity, but can be redeveloped to the tastes of the new owner. This outbuilding was erected later on between the house and the second outbuilding, which is, a 40 x 30 feet farm building with a central hay barn and two old animal stables. The flat clay tile roof was damaged by bad weather last year and will be repaired by the owner in time for the sale.

The barn and the rest of the fully fenced in plot can be accessed via a side street with an iron double gate. This part of the property consists of a 5860 ft2 shared property plot, with a path and yard that is shared between the owner of the property and the neighbouring owner. There is an old vegetable garden, which can easily be replanted.

The house was, for the most part, renovated in 2007, fitted with a new gas central heating while keeping the original cast iron radiators. The gas tank is buried next to the barn. Hot water is supplied either via the central heating system or via solar panels fixed on the roof. Electricity has been mostly updated. The attic has been converted and the slate roof insulated.

The street facing windows have been changed to UPVC double glazed wood effect windows, except for the shop part. The others are single glazed wooden windows. However, part of the roof and the frame of the first outbuilding is damaged and requires renovation.

All shops in the village are within walking distance: bar, restaurant, supermarket, garage. There is a kindergarten, infant / primary and secondary schools.

There are also sports facilities (football, rugby grounds, tennis courts, an indoor sports hall) and cultural facilities (festival hall), a medical centre.

The local train station gives you easy access to Limoges or Brive-la-Gaillarde. Otherwise, the nearest motorway junction is just over five minutes in the car.
