Full Description

You will find all the charm of a typical house in the Southwest of France with this barn which was magnificently converted a few years ago into accommodation, not forgetting its holiday guesthouse. The combined warm colours of the recently laid roof and the nicely pointed stone walls, the clear blues of the swimming pool and of the little brook that crosses the property, make this place beautiful and magical.

You are surrounded by nature without any external interference.

On one side, the woods protect you from your closest neighbours and on the other side, you get open views over the surrounding meadows, where Limousine cows quietly graze. This is a little garden of Eden, ideal for getting away from the city and really recharging your batteries.

The old house, which looks so pretty inside-out, is now a guesthouse. You cannot fail to realise what this property has on offer if you decide to view it. Because this building used to be a barn with stables on either side, the owners have really been able to create and arrange a layout that suited their needs.

Up a couple of steps, you get through the old barn door straight into an imposing 860 ft2 large, 11 ft tall living room. The floors are laid with aged cream coloured tiles and ceiling beams have been painted in white. The room is heated with a central log burner.

Four 'separate' areas have been created here: an open plan kitchen, dining room, lounge and office space.

On the west side, French doors open out to a decked terrace. On the east side, a solid oak door opens onto a 33 ft2 landing area with ceiling high storage shelves, then onto bedroom 1 that is 48 1/2 ft2 in size and bedroom 2 which is 51 ft2.

An old outbuilding that lines the back of the house has seen part of its area incorporated into the living area downstairs, to create a 26 ft2 shower room, a 20 ft2 utility room and a separate toilet.

The remaining part of the outbuilding is made up of two rooms: a large workshop and a woodshed which combined area is 141 ft2. From the living room a bespoke oak staircase reaches up to a landing area, then into two attic bedrooms that are 187 ft2 and 2191/2 ft2 respectively, a 67 ft2 family bathroom and finally an additional 183 ft2 room/bedroom that remains to be completed.

The guesthouse comprises of 2 rooms on the ground floor, a 295 ft2 living room heated by a wood burner, with a solid wood central staircase, a kitchen corner and a 501/2 ft2 fitted bathroom. On the first floor, a 107 ft2 attic bedroom with a reading area and a Velux roof window.

The property is located along a small dead-end country lane. A tall tree hedge lines the property to one side, which means it is totally invisible from the road. A private car park has been laid out by the road for the holidaymakers. The owners have their own private access on the other end of the plot.

There is a 646 ft2 wooden hangar to park your car in. Part of the hangar can be turned into horse boxes for the owners' two horses.

A very picturesque little brook runs between the horses meadow, the vegetable plot (where the vegetables and plants will never run out of fresh water!) and the leisure garden, where - cherry on the cake - there is a nice 40 ft by 20 ft in-ground swimming pool with a shed.

This gorgeous property is just a 5 minute bike ride away from the closest local shops in Chateau-Chervix, a 10 minute drive from the supermarket in Magnac-Bourg, 25 minutes from Limoges centre and 35 minutes from its international airport.

Why not make the full-time move to the Limousin!

The department of Haute-Vienne is in the region of Limousin and boasts a varied landscape of forests, countryside and lakes that attract many tourists each year looking for a range of activities including walking, fishing, sailing, boating and skiing.

In addition, the department has a strong historical and cultural heritage and the landscape is dotted with Roman churches, abbeys and fortified castles. Beautiful man-made beaches are easily accessible and are a good alternative for a great day out. In particular, the Lake of Vassiviere, created in 1950, is extremely popular with visitors.

It is sometimes known as the Land of a Thousand Lakes, the Limousin and its Haute-Vienne department offer beautiful and preserved landscapes. Waterfalls sparkling in the middle of rocks and trees, myriads of flowers and impressive dense forests are the kind of treasures that can be discovered in the department.

Transport links are good too, the easy and cheap access from the United Kingdom with companies as Ryanair or from French cities made that Limoges and the Haute-Vienne became an attractive destination. There is also a project of enlargement for Limoges' airport.

The department has a semi-continential climate with summer temperatures in the mid 20's, perfect for enjoying the scenery.
