Full Description

REDUCED in price - Impressive stone house in need of modernisation with nearly 2100ft2 of living space and a natural slate roof. Located in the heart of a small village with a railway station, in the south of the county of Haute-Vienne near the A20 motorway.

The property is fully fenced with a front stone wall, access gate to a private tarmac courtyard with, opposite the house, a large 1615ft2 barn in good general condition.

Various small additional outbuildings.

A garage attached to the house built in concrete blocks with a cement fibre roof, which can accommodate several vehicles. A sturdy wooden entrance door, 16ft2 landing with a 32ft2 bathroom to the left and a kitchen of over 215ft2 with built-in cupboards, wood range cooker, small store room and stairwell leading up to the 1st floor. T

o the left, a 160ft2 bedroom with built-in cupboards and private toilet. The bedroom floor is in poor condition. A 290ft2 dining room with a stone fireplace, wall cupboard with a carved wooden door, stone framed windows, cast iron radiators, wooden internal shutters and varnished floors. An 80ft2 long and narrow corridor stands in between the dining room and the house's west wing with a separate entrance door beneath a stone external staircase and internal stairs down to a vaulted cellar to the front as well as a 61ft2 block built utility room with a tiled asbestos roof. Then a large 403ft2 and 12ft high room that needs to be turned into a liveable space with great big exposed beams.

The oil central heating boiler is installed in there. The oil tank is buried in front of the house.

You can either get to the first floor via the kitchen stairs or the stone staircase in front of the house. It opens onto an 86ft2 landing with a 32ft2 cloakroom / toilet.

Two south-east facing bedrooms of 161 1/2 ft2 and 220 1/2 ft2 over pretty chestnut floors. Imposing 290 1/2 ft2 room with a fireplace, old wood plank floors and exposed French ceiling, that needs to be turned into a liveable space. From this floor's landing, an old access door has been converted into a wall cupboard. It used to open onto the attic above the boiler room on the floor below. This close to 430ft2 attic is currently only accessible via the external staircase / porch. It has a window in the gable wall and a nice looking solid chestnut floor, which would indicate that the former owners had no doubt planned to convert it into a habitable space at some point. It could be reconnected to the first floor of the house by reopening the door that had previously been closed off. If you climb a few more steps, you then get to the second 580ft2 loft, which itself is above the house's main part.

This imposing house offers close to 3230ft2 of potential liveable space!

To achieve this, you will need to update the interior completely, install a new electrical system, new plumbing and insulation.

In return, you will enjoy spacious characterful rooms (except for the kitchen and bathrooms) and it will be possible to create an independent apartment in the house and / or the barn. The main build is in good condition and does not require any urgent work.

- Outside, with the exception of the 1/5 acre plot with the courtyard and buildings, you have a rough lawn garden of about 1/3 acre. Two thirds of it is fairly flat and the rest is on a slight slope. The garden overlooks the alley that runs behind it.

The village where the property is located has a restaurant, a primary school, but no shops.

The first shops are a 3 1/2 mile drive to Masseret to the south as well as to Saint Germain les Belles to the west. The supermarket in Magnac Bourg is 8 miles away. You can get to the southern side of Limoges in 25 minutes (40 minutes to get to the airport) or Brive-la-Gaillarde in 35 minutes via the A20 motorway.

The department of Haute-Vienne is in the region of Limousin and boasts a varied landscape of forests, countryside and lakes that attract many tourists each year looking for a range of activities including walking, fishing, sailing, boating and skiing.

In addition, the department has a strong historical and cultural heritage and the landscape is dotted with Roman churches, abbeys and fortified castles. Beautiful man-made beaches are easily accessible and are a good alternative for a great day out. In particular, the Lake of Vassiviere, created in 1950, is extremely popular with visitors.

It is sometimes known as the Land of a Thousand Lakes, the Limousin and its Haute-Vienne department offer beautiful and preserved landscapes. Waterfalls sparkling in the middle of rocks and trees, myriads of flowers and impressive dense forests are the kind of treasures that can be discovered in the department.

Transport links are good too, the easy and cheap access from the United Kingdom with companies as Ryanair or from French cities made that Limoges and the Haute-Vienne became an attractive destination. There is also a project of enlargement for Limoges' airport.

The department has a semi-continential climate with summer temperatures in the mid 20's, perfect for enjoying the scenery.
