Full Description

This deceptively large stone farmhouse with a semi-detached barn was renovated and extended in 1998. It is set in a peaceful location, within a hamlet that is away from the main roads and would suit a family looking to enjoy what the countryside has on offer. The property benefits from nice vegetable and lawn gardens, a large conservatory, a terrace, old stables and a bread oven. You can immediately move in the south facing house.

- On the ground floor, you enter the house straight through a 150ft2 kitchen with a tiled floor and exposed ceiling beams. To the left-hand side of the room a Godin log burner stands in the centre of a bricked fireplace and efficiently keeps the place warm.

At the back of the kitchen, a landing area gives access to a 32ft2 bathroom to the left, fitted with a spa shower cubicle, single bowl cabinet and WC. To the right, a 140ft2 bedroom with built-in cupboards and wood panelled walls. A door from the landing opens onto a 290ft2 veranda, which stretches along the back wall of the house. Within it a practical little kitchen corner has been laid out by the owners which has a range cooker, a fridge and storage cabinets. There is ample space for a large size kitchen table and for comfortably entertaining family and guests from the Spring onwards.

To the right of the kitchen, a 107ft2 TV lounge with a tiled floor is connected to a 366ft2 dining room which was built in the old barn space and has French doors to the street on the front and to a tiled terrace on the back. To the right of the dining room, there is an 86ft2 guest bedroom that has an access door to the single car garage on the front. There is no ceiling in the garage as it opens up to the barn's first floor which has a 430ft2 convertible space.

- Back in the old area of the house, a staircase from the landing leads up to the first floor in the attic that has two extra bedrooms with about 107ft2 of space each, one of which with some added under-roof storage space. There is a semi-detached bread oven on the other side of the house with a front room that is used as a kind of utility room and which houses a freezer, the hot water tank and the main electric switch. There is a small storage room above it which can be accessed via a door at the back.

- Outside, a small gate opens onto the vegetable garden that is on one side of the house. The old stables have been turned partly into a chicken coop partly a workshop.

- The property is only about 5 minutes in the car from a village with shops and a primary school. The nearest supermarket is an 8 minute drive away in another larger village that also has a swimming lake. Allow 30 minutes to reach Limoges centre and 40 minutes for the airport.

The department of Haute-Vienne is in the region of Limousin and boasts a varied landscape of forests, countryside and lakes that attract many tourists each year looking for a range of activities including walking, fishing, sailing, boating and skiing.

In addition, the department has a strong historical and cultural heritage and the landscape is dotted with Roman churches, abbeys and fortified castles. Beautiful man-made beaches are easily accessible and are a good alternative for a great day out. In particular, the Lake of Vassiviere, created in 1950, is extremely popular with visitors.

It is sometimes known as the Land of a Thousand Lakes, the Limousin and its Haute-Vienne department offer beautiful and preserved landscapes. Waterfalls sparkling in the middle of rocks and trees, myriads of flowers and impressive dense forests are the kind of treasures that can be discovered in the department.

Transport links are good too, the easy and cheap access from the United Kingdom with companies as Ryanair or from French cities made that Limoges and the Haute-Vienne became an attractive destination. There is also a project of enlargement for Limoges' airport.

The department has a semi-continential climate with summer temperatures in the mid 20's, perfect for enjoying the scenery.
