This stone house with a West facing terrace and garden is located in a quiet hamlet at the end of a cul-de-sac, just a few kilometres from the town of Chamberet in Correze department of the Limousin.

It was renovated from top to bottom in 2013 with new plumbing, electricity, insulation and septic tank. The natural slate roof has been renovated and is in very good condition. It has a pretty garden overlooking the rest of the hamlet and a wonderful view of the valley ahead and surrounding hills. There is a meadow of about 2 1/2 acres at the hamlet's entrance, with a shed and a spring where the owners keep their donkey and their horse. You can enjoy this house all year round or just for the holidays. Its idyllic and peaceful setting is ideal for walking, cycling or horseback riding.

The old street side entrance of the house was closed off and a new main entrance door created on the garden side.

- Up a porch with stone steps and wrought iron railings and you enter directly into a 345 ft2 living room with a kitchen / dining area and a lounge area. The room has a cozy feel thanks to its solid wood worktops, exposed beams and varnished ceiling, East-West exposed stone walls and a stone fireplace, in which there is a wood burner. The kitchen / dining area has a lounge area to one side, with wood effect laminate flooring and is located above the cellar, which is accessible through a hatch door and a small ladder. Then a central corridor has access doors, on one side, to a toilet with the hot water tank and on the other, to a 59 ft2 modern tiled bathroom with a vanity unit, a shower, a washing machine and a dryer. At the other end of the building, the old garage no longer exists and has been replaced by a 183 ft2 office with a full size bay window to be able to enjoy the view of the garden and the countryside.

- On the first floor, the attic (7'7' high up to the ridge) has been fully converted by the owners. The first floor landing has an integrated closet. To the left of the landing, the 70 ft2 master bedroom with a Velux window. To the right of the landing, a further 76 1/2 ft2 bedroom connecting to a third 78 1/2 ft2 bedroom, both with Velux windows.

- Outside, the slightly sloping garden is fully fenced in with a small entrance gate by the gable wall. It is planted with various ornamental trees and shrubs and a multitude of flowers. There is a vegetable garden area with a small greenhouse. On one side, an enclosure for chickens and henhouse. A block and wood outbuilding with a corrugated iron roof is attached to the other gable wall for wood and tool storage.

The septic tank complies with the latest standard. It is a coco-filtered micro station and it was installed in 2013 in a corner of the plot. Right in front of the house, on the beautiful wooden terrace, there is the garden table and chairs, as well as the mini spa to fully enjoy the outdoors and eat outside as soon as the weather allows it.

You do have neighbours, so you are definitely not isolated, but most of them are holiday homes and there is no working farm nearby.

There is a 2 1/2 acre meadow with a spring along the communal road, just a couple of minutes away, which the owners have used to build a small ornamental pond. The same spring provides drinking water for their donkey and their horse.

The flat plot is obviously ideal if you want to keep animals or want to make a nice veg garden and plant fruit trees.

Chamberet and its shops is about 5 minutes by car, Treignac and its swimming lake a quarter of an hour away. Limoges and Brive-la-Gaillarde with their international airports are an hour's drive away.

The department of Correze is located in south central France, Correze belongs to the Limousin region. Correze is the name river running through the department.
