This two double bedroom, two bathroom house has a footprint of 81,40 square meters and is set over two floors. The plot measures a total of 8.150 square metres.
The property is connected to mains electricity and water. It has a central heating system powered by a wood burner and a solar panel that heats all hot water for the property, both systems have electric back up. Meaning hot water is largely free from April to November.
The house is accessed by a well-maintained private gravel road from the main tarmac road. The tarmac road leads down into the valley of the River Zêzere in the schist village of Pedrógão Pequeno. Arriving in the property the track is lined by the natural granite rock face, young citrus trees and passes the cork field. On, gr the track level are steps down to the courtyard area and front entrance of the property, shaded by native oak and medronho trees. On the same level to the other side of the house the terrace continues and this is where the large garage with metal doors is located, currently used for storage purposes but could also serve as workshop.
The large upper and lower covered verandas and front of the property can be reached by stone steps. From both verandas there are wide reaching views across the terraced plot and views across the Zêzere valley. From all areas of the property the murmuring of the stream can be heard, the stream runs all year and can be utilized to irrigate the terraces and as a relaxing, dipping pool for cooling off!
On the ground floor of the property the double glass sliding door from the veranda leads into a large, recently fitted bespoke built, fully equipped kitchen with a large picture window looking out across the property. The recently extended kitchen includes integrated white goods (fridge/freezer, washing machine, dishwasher), antique marble sink, ample storage and has a slate floor. There are attractive and unusual artisan iron winding stairs from the living room leading to the first floor of the house. To the left, we have a double bedroom with a double sliding glass door to the veranda, which runs the length of the first floor. Coming out of this bedroom, we pass the landing of the iron stairs, and the next door to the right is to the fully tiled family bathroom with shower, toilet and pedestal sink. Opposite the door of the bedroom there is also access to the veranda. At the end of the corridor we have the second double bedroom, also with double sliding glass doors to the veranda.
The large, veranda has a white painted cement balustrade all around and recently installed, attractive wooden beam and tiled roof. It offers ample space for table and chairs to enjoy the wonderful views, wildlife and relaxing in the sun.
The well maintained, large plot of land is set both above and below the house. It is set over a number of large terraces and boasts a large number of endemic trees including numerous corks, oaks, fruit trees (incl. apple, pear, mulberry, elderberry, fig, citrus, grape vines), medronho and olive trees (producing in excess of 75 liters of virgin oil per year), borders a murmuring all-year stream, shaded by large leaf trees.
Just a 1km walk or drive down the road from this property we arrive at the crystal clean waters of the River Zêzere, this area is also known as The Enchanted Valley. Here you can slip your boat into the water, fish, swim and hire kayaks. There are also BBQ and picnic areas.
The picturesque schist village center of Pedrógão Pequeno is only 1km up the road from this property, so within walking distance. There is health center extension, several cafés and bars, mini market, clothes shops, cycle/kayak hire and thriving weekly market. The property is located on the popular N2 route and the Grande Rota de Zêzere trail network, where you can follow hundreds of kilometers of hiking and biking trails.
There are larger towns such as Serta, within driving distance where further amenities can be found. The property is also within close proximity to the Cabril lake and dam.
The property has excellent access with the IC8 only 2km away from the property allowing easy access to the beaches of the Atlantic less than 1 hour away and to Lisbon/Porto airports, both only 1.5 hours away.
