Upper level
There is a single metal gate that leads via stone steps to the upper level where there is a large patio area with railings, with far reaching views over the countryside.
On entering this level there are 2 rooms. The first room is a large space and has concrete floors. There is a window overlooking the courtyard area. The other room is slightly smaller and has double aspect windows to the rear and side.

There are numerous fruit trees on the land including wild blackberries, oranges, tangerines, plum, kiwi, lemon, apple, persimmons, gooseberries, olive and red and white grapes. A path leads to the lower garden and there is a small stream a few meters away from the bottom of the property.

Praia das Rochas is located less than 5 minutes in the car, which is a manmade riverbeach with wave machine, cafe, shaded seating areas, and small self contained unit to enjoy the view and facilities of the location.
It is 45 minutes to both Tomar and Coimbra, just over an hour to the fabulous beaches at Nazare and Figueira do Foz and approximately two hours to both Lisbon and Porto Airports.
