Full Description

FANTASTIC OPPORTUNITY TO OBTAIN THIS VAST COUNTRY HOME WITH GREAT BUSINESS POTENTIAL!

This is a large and unique country house with simply everything you could ever imagine including heated private swimming pool, ample parking, restaurant and a number of rental cave houses, situated in a beautiful rural setting with simply outstanding views of the surrounding mountains and countryside near the quaint village of El Margen, Cullar. The property sits on a rather immense plot totalling nearly 7 hectares, located within 2 kilometres of the village of El Margen with a handy shop and bar/restaurant, while being just a few minutes further drive to the larger town of Cullar where you will find a wide range of amenities including shops, bars, banks, medical centre and more. The coast can be reached in under an hour and a half.

The area the property situated is renowned for its natural beauty with unspoilt countryside, high mountain peaks, nearby lakes and numerous historic towns all within a short drive of the property, attracting national and international tourism. The nearest airport is located in Granada, around a 75-minute drive away, with the airports of Almería, Murcia, Alicante and Malaga all around 2 hours from the property. This opens up a wide range of possibilities as to how to run the property as a business: B&B, equestrian centre, yoga retreat, hiking/cycling holidays, and thanks to the lack of light pollution, astronomy groups etc., with the property also being within reach of the Calar Alto observatories, visible from the property.

The property itself can be divided into numerous sections: Main house (divided into House 1 & 2), three rental cave houses, and bar/restaurant.

HOUSE 1

House 1 is split over two floors and consists of a living room, dining room, kitchen, study/office, and a total of three bedrooms and three bathrooms.

The first section of the main house has two entrance points, one leading into the kitchen and the other into the lounge. The lounge is a spacious rectangular room where you will also find the staircase leading up to the upper floor of the property. Leading from this space is one of the bedrooms with en-suite bathroom, and is easily spacious enough to accommodate a double bed plus storage. Also leading from here is the hallway connecting the kitchen/dining space to the lounge as well as the study/office which could be converted into a bedroom if required. The kitchen/dining space is vast, while the kitchen keeps a traditional feel while still being equipped with most appliances and abundant storage. Leading from the back of this space is a further double bedroom with en-suite. The upper floor of this section consists solely of an immense master bedroom with en-suite as well as two balconies a large sun terrace, accessed via double doors.

HOUSE 2

House 2 is split over two floors and consists of a living room, kitchen/dining room, and a total of three bedrooms and three bathrooms.

The second section of the main house is mostly similar to the other section albeit smaller and without a study/office. This being said, this space still adds a further spacious living space where you will once again find a staircase leading up to the upper floor of this section of the main house. Leading off of the lounge is a double bedroom with en-suite. A doorway leads through to the kitchen/diner, again smaller than the main section of the house but still offers plenty of space, while the kitchen again continues the traditional theme. Leading off of this room is a further bedroom, equipped with an en-suite. Heading upstairs leads to the largest bedroom, again with en-suite but additionally benefitting from a balcony.

The entire main house also has an immense covered terrace stretching across the entire front of the property, perfect for alfresco living and dining. This terrace space overlooks the private, solar-heated, 10x5m swimming pool with surrounding patio area, which then leads onwards into the garden spaces featuring a variety of trees and shrubs plus a stunning pergola covered in honeysuckle.

CAVE HOUSES

The three cave houses have been set up as rentals and are separated from the main house by. All three of them feature large, self-catering living spaces with full living, dining and kitchen spaces allowing guests to enjoy their time while having all the services they could need. As well as this, all of the cave houses have patio areas to the front allowing for great outdoor living/dining space, a barbecue area and separate garden space for the cave houses. Two of the cave houses have one double bedroom with a bathroom, whereas the largest cave house adds an extra bedroom on top of this.

The cave houses have been finished to very high standards with quality rustic style furnishings which will be included within the sale. The going rates for these rental properties were 250 euros per week for the one bedroom cave houses and 375 euros per week for the two-bedroom cave house.

RESTAURANT/4TH CAVE

Also included with the property is the fourth cave that is set up as a restaurant. This space consists of a large dining area capable of seating 34, toilets for both gents and ladies, a well-equipped kitchen and a spacious storeroom. Also, to the outside, you will find a vast courtyard area that allows for even more seating space, enough for around a further 20 people.

Should this not be of interest to you, this cave could easily be converted into a rather impressive luxury two-bedroom, self-catering apartment instead, probably commanding a 400 euro per week holiday rent.

This is a truly remarkable property that can only be appreciated by seeing it.
