The house is set over two floors, has an ample space attic, and has a driveway and an open garage behind a gate to the left hand side. The house is connected to both mains electricity and water and sewage.
The house is located in a quiet lane just to the rear of the local Câmara. The front door opens onto a small den. To the right, we enter what used to be an office with client attendance counter. To the front, we have a wooden staircase leading to a landing on the first floor.
On the landing, or den, we turn left into a good sized bedroom with a window with views to the lane. In one corner of this bedroom, there is a door which opens to wooden stairs leading up to the attic.
The attic has good standing height and could be converted into more living space if so desired.
Back on the first floor, from the entrance den we have a door to a recently installed, partly tiled bathroom with shower cubicle, toilet, bidet and hand wash basin. There is also a washing machine in one corner.
From the den, we enter a corridor. On the right hand side we have a door to a large bedroom, with two windows with views to the lane.
At the end of the corridor, we walk into the living room, also with two windows with views to the lane. There is a small interior room accessed from the living room, this being used as storage. From the living room, there is a door to the kitchen. The kitchen is fully tiled and well equipped with wooden units, granite work surface, double drainer, oven and hob. In one corner of the kitchen we have a door which opens to stone steps leading to the ground floor of the house and to a door to the lane. This was used to deliver the groceries.
Back on the lane, we have three glas doors to the café /shop area, measing 85,35 square meters. There is a large storage space to back, measuring 31,62 square meters, and more storage space in the cellar. This coffeshop used to be an important meeting point for social gatherings of influential people of the town, and now is still a simple café also selling lottery tickets. Once the house finds its new owner, the contract with the old couple who run the café will come to an end.
The house is in very good state of repair. The windows are single glazed with wooden frames, the doors are good quality massive wood.
The property is situated in the center of the lovely little town of Castanheira da Pera . Castanheira da Pêra, is a council town where all amenities can be found. Its main attraction is the 'Praia das Rocas', a wave fun park. There are also a number of peaceful river beaches in the area. There is an interesting artisans community in this area, including both locals and foreigners.
The airports of Lisbon and Porto are about the same distance away, some two and a half hours´ drive by car. Both airports are serviced by a number of low cost flight companies.
