Full Description

This modern four bed villa is ON THE OUTSKIRTS OF A PEACEFUL VILLAGE WITH SERVICES - AND JUST 20 MINUTES FROM THE ARGELES BEACH. It has FABULOUS UNINTERRUPTED VIEWS of the Albéres hills, a large PRIVATE POOL (15m x 5m) and an outside summer kitchen, toilet, and shower.

The villa faces south and west with five patio windows all with electric roller shutters and a spacious covered terrace. Inside is a large living room with wood burning stove and a well equipped contemporary kitchen. There are four bedrooms and two further bath/shower rooms. The gardens have uninterrupted views of the hills, and on to Canigou to the west. The local area has many quiet vineyard tracks for walking, cycling, or jogging.

The property is heated by whole-villa reversible air-conditioning/heating plus the wood stove in the lounge. There is a separate double garage with electric roller shutter door. The villa has considerable potential for renting - with a potential income in July/August of 2,250 pounds sterling per week.

ABOUT THE AREA

The department of Pyrenées-Orientales is in the old region of Languedoc-Roussillon, which is the largest wine-growing area in the world - and is second only to the Cote d'Azur for sunshine in France with an average 2,229 hours of it per year. Quiet roads and peaceful villages abound. Anthony Peregrine (Daily Telegraph) comments of the six miles of Argeles beach: "To the north, it's as wide as a desert with pines and scrubland. You could gallop a horse round here and not hit anyone, even in August. Further south, there's funfair fun for the children, a fine prom for strolling or cycling. Then, beyond the port further south still, the flat coast sprouts hills, cliffs and coves."

The local village is within walking distance and here you will find shops, restaurants, post office, pharmacy and more, while further afield you are 35 minutes from Perpignan and 60 minutes from Girona (in Spain) which both have international airports. You can reach Carcassonne in under 2 hours and it is only 2 hours to Barcelona.
