Full Description

My parents bought this villa about 11 years ago and have spent many a happy summer there. Unfortunately due to age they are unable to travel as often as they would like so they have reluctantly put their villa on the market so hopefully someone else can enjoy it as much as they have.
The villa is set in the beautiful Sicilian mountains with some absolutely breathtaking views. Photo's just do not do it justice.
It has very peaceful surroundings, it is the perfect retreat to get away from the hustle and bustle of everyday life.
It has 4 large bedrooms, with 2 bathrooms, one of which has been recently refurbished, the other has a corner bath and marble Jack and Jill sinks, x2 large reception rooms. A large kitchen area with indoor brick built pizza oven. Utility room, cellar, undercover outdoor kitchen and veranda.
There is an abundance of fruit trees which include, fig, Sharon fruit, cherries, plums and apples
There are also many almond trees and plenty of olive trees. They pick the olives each year and take to the local olive press to turn it into fresh Sicilian olive oil.
There is a large underground water tank which can hold 70,000 cubic meters of rain water. This is then processed through a filtering system to the taps inside the villa.
The kitchen hob is run from a gas bottle so the only bill there is, is for electricity used.
My parents recently replaced the roof, windows and shutters. These are all brand new and to a high standard.
This villa could easily be split into two large apartments and could accommodate two families. There is also the opportunity to use one side of the villa for a bed and breakfast.
There is a long gated driveway with lighting and plenty of room for many cars.
There is also a lot of space to build a swimming pool.

Viewing of this villa is highly recommended. English and Italian speaking.
Serious offers will be considered

Ciminna is a 45 minute drive from Punta Rais (Palermo Airport) and Palermo city and the nearest beach is 30 minutes away which is Trabia
There are daily buses from Ciminna to Palermo and other towns which is very handy.
Ciminna is included in the wonderful Serre di Ciminna Nature Reserve
The village of Ciminna has ancient origins dating back to the Roman period. In the Middle Age, Normans conquered the village starting the construction of the downtown centre and many churches. Later the feudal town was acquired by the Ventimiglia family who ruled the area until the 17th century. The most important monuments of Ciminna are: the Mother Church, built in the Middle Age, it has a charming Gothic rose window and a ring bell characterised by a sixteenth century style; the Church of S.Lucia; the Church of S.Domenico; the Church of S.Francesco; the Civic Museum “Don Filippo Meli”, crated in the 1991, includes interesting findings from the Byzantine, Arab and Norman periods.
In 1963, Luchino Visconti chose Ciminna as the backdrop to the film The Leopard (Il Gattopardo, by Giuseppe Tomasi Di Lampedusa) which starred Burt Lancaster, Terence Hill, Alain Delon and Claudia Cardinale.
Ciminna's ancient history shows evidence of Punic and Roman settlements as well as Arab and Norman rule. There are Greek ruins overlooking the town which may be a temple to Demeter (Mother Earth), dating back to the time before Jesus
The mountaintop city's vibrant culture is centered on its annual festivals and religious processions. These include the ancient La Festa del SS. Crocifisso (Feast of the Holy Crucifix), for one week culminating on the Sunday and Monday of the first weekend of May (held every year since 1651); and the Feast of San Vito, patron saint of the city, held in early September.
There are many processions and festivals which include the Feast of San Sebastian (January 20); Il Carnevale di Ciminna The Feast of San Giuseppe (St. Joseph, March 16–19); Riti della Passione: La Settimana Santa a Ciminna (The Rites of the Passion & Holy Week before Easter) and many more!
