Full Description

Charming and very well maintained Maison de Maitre with guest cottage, pool, outbuildings and mountain views situated in a small hamlet of south west France but within easy reach of shops, businesses and schools. The property is situated one hour from Toulouse International Airport and same from the Pyrenees mountains.
The main house has 4 double bedrooms, with potential to convert the attic. The cottage has two double bedrooms and an open plan living area. The old stables could accommodate 5 boxes with potential to convert the first floor to further accommodation. There are covered dining terraces adding up to over 120 sqm, a 'summer kitchen' with shower and laundry facilities and plenty of garaging and store areas. Importantly all roofs have been renewed by the current owners.
The Main House :
The main house is in excellent condition, it could suit the new owners to redecorate but that would be by choice not necessity. The ground floor , habitually entered via the kitchen rather than the main entrance features, a large fully fitted kitchen with fireplace (unused) original terra-cotta floor tiles and doors leading to the salon and hallway, the lovely entrance hallway has floor tiles, glazed front door flooding the hallway with light and a wonderful curving staircase. It was originally meant to be used as the dining room, a practice that the current owner continues. The salon has a high performance wood burner, more for effect than practicality, original terra-cotta floor tiles and a doorway south, opening onto the garden.
On the other side of the hallway is a bedroom/library with period floor tiles and a marble fireplace. Completing the downstairs is a shower room, wc. and utility area which gives access to the barn used for garaging, 4 cars can comfortably be parked here.
On the first floor is a large landing of identical proportions to the entrance hall, three double bedrooms and a very large house bathroom. This bathroom could be divided into two decent sized bathrooms allowing for a house bathroom and an en-suite on this floor should this be needed. All bedrooms are lovely and light with nice big double glazed windows. The attic is in good order, the roof has a breathable membrane and is in general good order, it could be partly converted allowing for a master suite, games room etc.
The guest cottage :
The guest cottage is the oldest building on the property, it has very old cut stone, thought to be Roman, making up the 'bulls eye' windows and other features. It has been completely renovated to include a new roof, insulated and with under floor heating, fitted kitchen, mezzanine office/TV area and a ground floor and first floor bedroom, both bedrooms have a washbasin. The ground floor house bathroom has bath and shower and there is a separate w.c.The cottage has wonderful character with a large open fireplace and exposed beamed ceiling, ideal for guests or it would make a fabulous 'gite' views from it are over the gardens and it is next to the pool.
The outbuildings:
They are all in very good order, as previously mentioned the roofs have all been relaid and walls are structurally sound. The largest building is the old stables with a 80 sqm floor plan, it is currently used as a workshop/store. The first floor has a new wooden floor laid and is used for 'overflow' guests and as an artists studio, it has three sets of double doors overlooking the garden.
Other outbuildings include the covered parking area mentioned above, a store, an 80 sqm lean to on the north side of the main house used for storing gardening items and the occasional caravan, and the 'summer kitchen'.
Outside:
The land surrounding the house and garden is mainly grazing, left to run to straw and cut by the local farmer, there is a small copse of trees too. The garden is stocked with some beautiful trees and many many fruit trees and bushes.
In fine condition the property can be lived in very comfortably with no works needing doing but also allowing for the new owners to stamp their character on the property as they see fit.
