Full Description

This 4 bedroom house is situated within walking distance of the historic centre of St Jean d’Angély, with its famous abbey, all amenities and of course the traditional open market, in fact, everything you might need. The shady riverside walk along the River Boutonne is 100m from the door.

You enter by a large tiled entrance foyer (33m²) currently used as a music room and dining room. This gives onto the secluded courtyard via french doors, wide open for dining on summer evenings.

The classically proportioned salon is at the front of the house, a convenient, square room (19m²) with large traditional windows catching the morning sun. with its marble fireplace, wooden floors and high ceilings this living space feels comfortable and spacious.

The wooden floors continue through the lobby, with access to the cellar and workshop, into the traditionally french kitchen (17m²) with original corner cupboards and plenty of room for a kitchen dining table and chairs. Through the sunny utility-room-cum-conservatory with a useful downstairs cloakroom, you step down into the beautifully private walled courtyard with its palm trees, wisteria and flowering shrubs - perfect for relaxing in the afternoon sun, or for evening barbeques and outdoor cooking.

The first floor also has wooden floors throughout. There is a room-sized landing giving onto 4 double bedrooms (18.5m², 14.8m², 14.5m² and 15m²) and a bathroom with shower and WC. the bedrooms at the front of the house are lit by the morning sun. They have large double-glazed windows with traditional wooden shutters and Charentais marble fireplaces. The two bedrooms at the rear of the house have a gorgeous aspect over our unique courtyard below, the barn with its lovely tiled roof, and the distant open landscape. These rooms catch the evening light, again with double-glazed windows with shutters.

A staircase from the landing leads up to an enormous loft space of 30m², fully renovated with wooden flooring and velux windows. This is a very adaptable room with massive amounts of storage space hidden away behind sliding panels under the eaves. This versatile space is easily convertible into an ensuite bedroom possible two, or used as an artist’s studio or large office.

Outside, beyond the courtyard, in itself almost another room of the house, is a very large stone-built double-storey barn ripe for conversion into whatever takes your fancy: accommodation, a games room, workshop or studio. Beyond that is a large garden of about 300m², full of apple, pear, cherry and plum trees - plenty of room to grow your own vegetables.

The town of St Jean d’Angély benefits from town gas, which powers our central heating system, and town drains for sewage. No septic tanks, bottled gas and heating oil deliveries that are inconveniently necessary in rural french homes!

St Jean, with its train station, regular bus service, and access to the motorway system, is conveniently placed to visit cities such as La Rochelle, Saintes, Niort, Poitiers, Nantes, Angoulême, Cognac, Bordeaux as well as numerous fascinating places of historic and cultural interest. Spain is within easy striking distance, for instance Bilbao is a 4 hour drive. The town has natural hot springs beneath it, and soon our huge Napoleonic barracks are to be developed into the local spa-hotel. On the outskirts are the usual large retailers: supermarkets such as Lidl and LeClerc, 24-hour petrol stations, Bricomarché for your DIY needs, Gitem for electrical goods and so on.

We love our town of St Jean d’Angély. It has always been friendly and welcoming and has many clubs and associations including an excellent centre for helping new arrivals in the area. We will be sad to leave our grand charentais house, but we now need to downsize due to our changing circumstances.
