The farmhouse is 230 sqm and is entirely of stone which has been partially restored on the first floor. The roof is new and the entire restoration has been carried out using the highest quality workmanship and materials. The facade of the house has been retained from that of the original farmhouse from the 19th century.

An external staircase leads to a loggia. The entrance is into a large open plan sitting room, with original fireplace, kitchen, 2 bedrooms and a bathroom.

Also on this first floor a separate entrance, also with external stairs, leads to a large open space with kitchen with wood burning stove and a bathroom.

The ground floor consists of 6 cantinas, an old oven and a covered area 'un porticato', currently used for agricultural equipment.

There is a small outbuilding to restore, near the house.

The access track to the property is easy to navigate. It is part communal, part private.


There is a village only 5 minutes from the farmhouse with a small narrow 'borgo' (lane) in picturebook Tuscan style, with a grocery store. Everyday sellers from different areas arrive in the village piazza with vegetables, fruit, bread and specialist regional cuisine. There are many popular festivals.


Montecatini Val di Cecina is a medieval town overlooking the green valley. Very popular are the thriving copper mine caves that made this town very prosperous in the past. The mine has now been converted into a fascinating museum for visitors.

The countryside extends from the mountains to the east, through the vineyards terraced on the low hills and down to the Mediterranean scrub with pine woods and brooms to the west. The golden hills are planted with orchards, vineyards and olive groves.

Caught in a time warp, entering the village is like stepping back to where time stands still.

Val di Cecina is the place to be for nature enthusiasts: from the village, you can follow a variety of different nature trails that take you through enchanting historic sites, such as a bridge crossing the torrent or scenic vista points offering views of the Val di Cornia and the Gulf of Piombino.

The thermal baths of Bagnone, a Hellenistic structure which dates from the 3rd century BC, reopened to the public after undergoing archeological digs. Here, you’ll find thermal waters flowing between 40° and 70° Celsius.
