The house is set over three floors and is in perfect state of repair.
To the front of the house, we have a garden space with lawn, roses and decorative bushes. The property is completely walled and fenced, with a gate to the vehicle entrance with access to the garage and a pedestal entrance leading to the front door.
Upon entering the house through the front door, we find ourselves in a hallway with tiled floor. To the right, we have the door to the living spacious room.
To the left we have the solid wooden staircase to the first floor. Next is a large bathroom with toilet, bidet and vanity basin with cupboard beneath. Following the hallway, we enter a spacious kitchen. The kitchen is fully equipped and has a good number of eye level and floor cabinets, with solid oak fronts. The large l-shaped work surface is granite. There is enough space in the kitchen for a table to sit six people, and there is a sitting corner with a fireplace with log burner with back boiler to one side. From this sitting corner we have a door to small winter garden. This winter garden has a door to the laundry room and another to the garage to fit one car. There is also a door to the rear garden of the house. The garden boasts a good number of mature fruit trees, like plum, apple, pear, persimmon, peach, olive. At the far end of the garden, there is covered outdoor kitchen with bbq, wood oven and sink. This space is wonderfully shaded by the fruit trees in the garden; when you sit here, you do not realize that you´re practically in the center of the town. There is also a storage room next to the kitchen space.
Now going up the wooden staircase at the front of the hallway, we come upon a landing, from which all the bedrooms are accessed. The floors of the hallway and the bedrooms are solid wood and in perfect state of repair. There four good sized bedrooms, two of which have fully tiled en-suite bathrooms, one with a bathtub, the other with a shower cubicle. There is a third fully tiled bathroom with bath tub to serve the other two bedrooms. All bedrooms have built-in wardrobes. Two have views to the rear of the property and the green area beyond, the other two each have a small balcony with views to the road.
Up the stairs to the attic, we arrive in an ample space with tiled floor, which has the valve of the central heating system in one corner. There are radiators in all rooms, the central heating system is run by a log burner with back boiler located in the dining area of the kitchen. The attic space is large enough so that it would be possible to convert it into more living space.
The house is of a very good build, with double glazed windows. This fact reflects in the good Energy Certificate rated B. The house was built in the year 2000.
The property is situated in a rather quiet road, yet within walking distance of all amenities, almost in the center of the town of Sertã. Sertã is an attractive historic town built on either side of a stunning river setting. It has many restaurants and bars as well as 3 major supermarkets, banks, schools, library, theater, cultural center, health center and private clinics, municipal swimming pool and river beach. There are also 2 weekly markets, held every Friday, one selling fruit, vegetables and livestock and the other selling clothes, tools, plants, shoes etc.
Central Portugal is famous for its beautiful river beaches of which there are a dozen located within 30 minutes' drive from this property, including the renowned water sports center at Trízio, where the European wake board championship is held.
Both the university city of Coimbra and the historic town of Tomar, which is home to the UNESCO listed Convento do Cristo, are only a 45 minutes´ drive from the property.
There are a good number of river beaches in the vicinity, and the shores of the Castelo do Bode lake are 15 minutes' drive from the property.
Sertã is situated at approximately equal distance from Lisbon and Porto airport, both of which are around two hours' drive away. Both airports are serviced by several low cost airlines which operate regular flights into and out of the United Kingdom and other European countries.
