In the incredibly beautiful and virtually undiscovered (except by Italians) Apennine mountains between Bologna and Florence, in a peaceful little hamlet, you will find The Old Schoolhouse. It was built of stone in 1856, and brought up to date in the 1970s and again in 2006, but maintains many original historical features and has immense charm and character.
It is 10 minutes up the hill to the nearest village (Post office, hairdresser, bar, general store and restaurant) and 20 minutes down the mountain to Vergato, with its mainline railway and bus stations, supermarkets, hospital, weekly market and shops. Castel D'Aiano is the nearest small town, with doctor's surgery, dentist, town hall, & chemist. Bologna and the airport are an hour's drive away, or less than an hour's train journey to the heart of the city. Bologna itself is the most amazing city, which could be described as mainly mediaeval and houses the oldest university in the world. It is famous for its astounding range of food products.
The Bolognese hills are very beautiful, and rise gently until they become part of the Apennines. We are well away from the earthquake fault lines, though. This is wine rather than olive-growing country, and is home to Parma ham, balsamic vinegar, and Parmesan cheese. It is also good truffling country.
Streaming non-Italian television via the computer is very easy. The 18" thick stone walls and small windows mean that indoors remains roughly 10°c cooler in summer, and in the winter, 10° warmer. All the windows are double glazed and have wooden shutters.

At cellar level there is a pretty courtyard with steps up to a large lawn and flower garden and the front door. In the cellars themselves there are plumbing for laundry, a wc, shower and sink, plus the super condensing gas boiler and the outer cellar may be used as a garage. On the ground floor there is a double oak front door leading to a tiled porch and then a hallway with cupboard, stairs up to the first floor and down to the cellars. To one side is a huge double aspect sitting room with hearth and woodburner, on the other side is a big dining kitchen, also with pretty canopied fireplace and woodburner. From the landing, wooden stairs go up to the attics which are well insulated, and provide a huge storage area.
Outside, apart from the garden, with balcony and summer house, there is a big vegetable garden, and English apple trees (Coxes, Bramleys, Braeburns included) There is ample space here to put a swimming pool if you wanted to.

The house is mortgage free and is in a single name, which is immensely important when it comes to buying and selling.
