Full Description

Beautiful semi detached house surrounded by nearly an acre of land (0.4 hectares), 40 minutes west of Dieppe and 10 minutes from the sea.

Spacious, comfortable and light-filled, this wonderful Normandy house with land offers 3 good sized bedrooms, 2 bathrooms and large living spaces. There is also plenty of room to further extend the living space into the attic.

The local towns, (nearest 4.5km away) are lovely; bustling, full of life, local shops, markets, brocantes, cafes and excellent produce. Overall, a region full of culture, beautiful gardens and architecture, wonderful beaches and fascinating history.

Set in the centre of a small village, the house is a classic Normandy Longhouse built in 1731. The two story part of the building was re-roofed in 2013 and the three story section was re-roofed in the 1970s. All timber in the building has been treated and certified, and where possible, internal insulation (including floors, ceilings, roof and walls) has been added. The neighbouring house is a larger farmhouse built sometime in the middle of the 1800s.

Living Room: 16ft x15ft (4.9m x 4.5m) facing south east, the main entrance opens into a large room. New wood double glazed windows on both sides of the building makes for a very light and sunny feel. Two built in cupboards, one under the stairs. A large traditional fireplace with 1731 carved into the over-mantel, currently unused. The chimney was capped in the 70s when this section of the house was re-roofed.

Narrow curving stairs lead up to 2 bedrooms and a bathroom.

Bedroom 2: 14ft x 17ft (4.3m x 5.2m). Large and sunny, two built-in cupboards, a double glazed wooden window and an electric ceramic heater. Door to large bathroom.

Bathroom: 11ft x 10ft (3.3m x 3m) the walls are made of thick torchi (clay and straw) built inside the lower attic, keeping it wonderfully warm in winter, cool in summer. WC, wash basin, bath with shower over, small wooden double glazed window, electric ceramic heater and hot water tank.

Bedroom 3: Approx. 15ft x 13ft (4.5m x 4m). Continuing up the staircase to an attic room, windows on the staircase and a skylight light make the room very light. Standing area approx. 15ft x 6ft (4.5m x 2m)

Kitchen: 24ft x 13ft (7.3m x 3.9m) this room has the original wooden windows on both sides looking out over both front and back gardens. Multifuel stove. Door to a small store room, could also make a larder or WC. Door to a lobby for coats and boots and the back door exit.

Attic space: 34ft x 13ft (10.3m x 3.9m) stairs from the kitchen lead to the attic, closed off by a door, which is currently used as a storage space and large utility area (washing machine and a hanging clothes dryer). It has two small wooden skylights on the north west side of the roof and two small double glazed windows at floor level at the far end of the room with a large skylight looking north east over the countryside. The area is large and could easily contain another bedroom and bathroom, plumbing is already established.

Bedroom 1: 11ft x 13ft (3.3m x 3.9m) beyond the kitchen on the ground floor is an L shaped bedroom with a sliding door to an en-suite WC and shower, two double glazed wooden windows facing the back garden and a further main door to the outside dating from the period when it was some kind of store.

There are two storage areas, each approx. 5ft x 6.5ft (1.5m x 2m), accessible only from outside.

Garden: Well established and thoughtfully designed; seating areas front and back, large lawns, lots of edible herbs, plants and fruiting trees, a nut walk, some wild areas. A peaceful haven for local wildlife and owner alike.
