To the front of the lower level are two huge open rooms that we understand were the shop and cafe. There are old work sufaces here on cabinets and a stainless steel sink on a unit with a tap from the wall. There are double doors to the front of both of these rooms that open up onto the parking area to the front.

There is a washroom that has a toilet and sink and is fully tiled.

Off the side of both of these rooms is a further door that opens into a huge garage. In the corner is the original adega where grapes would have been pressed. There are big double width double doors to the front and a door leading to the back garden.

On the upper level, there is a centre hallway with parquet flooring and doors leading off to the individual rooms.

There is a large sitting room area with a window to the front and side and a door that leads to the stairs that go down to the front of the property and provides the main entrance to the upper level.

There are three bedrooms and a bathroom that is a good size and has a pedestal sink, toilet, bidet and a full bath with shower off taps. There is a window to the side and the bathroom is fully tiled.

To the front is a large parking area that will accommodate several cars. Off this are the entrance to the large garage on the right and to the left the driveway that leads down the side and to the rear of the property.

There is a lovely orchard area that has olive and a variety of fruit trees growing. There is a well with a pump that provides the water for irrigation. There is an area that is squared and surrounded by a low wall – the owner did not seem to know what this purpose was but we believe it may have been a separate out building at some point for housing animals. Our thought was that this would be a great spot for a swimming pool.

There is a large area that is cleared and turned over where the owner grows a variety of vegetables and beyond that is a further orchard area.

There are three huge outbuildings to the rear. They are all in a state of disrepair of varying degrees, two are large open spaces and the one to the far rear was where the animals were kept.

This is a good sized property, on a large lot, right in the centre of a lovely and friendly village. There is the opportunity here for a lovely home or a home and business. The land can be planted to provide vegetables and there are already a variety of fruit trees.

The property is located in a lovely village about five minutes outside of Ansiao which is a good sized market town with banks, shops, cafes, restaurants, supermarkets, doctors offices – all amenities and conveniences you would expect for a busy town.

It is close to transportation links leading both north and south.

The Cities of Tomar and Coimbra are both within a half hour drive and both are filled with an immense amount of history and beautiful architecture.

Lisbon and Lisbon Airport are an hour and a half away.
