Full Description

A rare opportunity to purchase 2 character properties right in the heart of a popular village, but having the feel of being in the countryside. The beautifully landscaped gardens are a tranquil retreat for you to escape the hustle and bustle of day to day stress.
The owners’ house is a converted detached C19th barn, (around 145m²), done entirely to their style and taste. This means large open areas, plenty of light, and the very highest standard of finish. You enter into the vast living / dining area, and immediately the quality of the light within the property impresses. There is a modern “pyramid” glass wood-burner for those chilly evenings, and windows to the south, west and east facades.
Two small steps take you down into the dining area, where a pellet fed wood burner offers a comforting sight, although there is electric underfloor heating throughout at this level. A contemporary steel staircase leads to the 1st floor, but the area above the dining room is open to the ceiling (6.5m high) apart from a glass walkway. There are windows to the west and east.
Also on the ground floor is a fitted kitchen (all appliances are included), and a useful storage area. The lower floor is completed with a WC & hand basin, (the only room in the house with a door) !
The first floor has 2 principal living areas, the first being the second lounge area. Once again this is flooded with light. A glass “passarelle” joins the 2 living areas on this level, and you enter into a large Master bedroom, with a study area, and en-suite bathroom, equipped with both shower and bath.
Throughout this building only the highest quality of materials have been used, and there are plenty of character features, such as exposed beams, stone walls…. The building has a distinct feel of the “Grand Designs” TV programme about it.
Separate from the barn conversion is an attached medieval house, that has been successfully transformed into a popular holiday home. As with the owners’ house, the layout is mainly open plan, with a large lounge / dining room adjoining the kitchen on the lower floor.
A superb stone staircase leads to the 1st floor. (The stairs have actually been reversed / turned upside down, because of the wear). Arriving on the top floor, you have a very large bedroom, leading to a large bathroom. Overall, the gîte measures a generous 85m² (approximately).
Adjoining the gîte is another small house, with water & electricity, (and indeed heating, which is over 2 floors, and currently used by the owner to make and create stained glass windows. So, a lovely studio, office, or hobby room.
There are 2 separate accesses to the gardens, and this allows privacy for owners and guests respectively. There are further dependances, including a car port for 1 vehicle, and a useful wood store. The gardens are beautifully maintained, with a 10 x 5.5 m swimming pool (chlorine treatment), and an attractive ornamental pond. The rest is lawn, flower borders and mature trees / shrubs.
The village is just outside the Regional Park des Causses du Quercy, and there is the attractive market towns of Lacapelle-Marival and St Céré at just 2 km and 14 km respectively, with the larger city of Cahors to the south. Local attractions include the Gouffres de Padirac and the famous village of Rocamadour. More images upon request.
