Full Description

Attractive restored stone house, with lovely views, walk to friendly village shop. The property is surrounded by walls and hedging, with double gates to the parking area and a pedestrian gate to the rear. There is a gravelled off road parking area suitable for 2 vehicles. The garden is large enough to give room for the pool, covered eating area, vegetable patch, breakfast area (so called because it catches the early morning sun) whilst being manageable enough to finish work then relax and enjoy the sunshine with a glass or two of wine.

On the Ground Floor, entering in through the front door up the steps, the entrance hall leads through to the large dining area, with staircase to first floor. From the entrance hall are 2 doors, leading left and right to the two sitting rooms (12m2 & 14m2). The current owner uses one as a reading room, the other as a TV room, they both have attractive fireplaces. Most of the ground floor feature traditional decorated Charentaise floor tiles. A door leads from the dining room (16m2) to the kitchen, and another door leads to the outside courtyard area, and the 'little house' or annexe (ready to be the ideal workshop etc). The kitchen is a decent size with a partly fitted feel to it, and wood burning stove. There is a back kitchen with large sink, door leading to the breakfast area and garden, and a downstairs loo.

Upstairs is a large landing of 12m2, with 3 double bedrooms (10m2, 16m2 & 18m2) 2 with superb unspoilt views over the valley in front, plus bathroom with WC (to update) The house benefits from recent double glazing, recent shutters, recent drainage and ADSL broadband connection. The village has a lively community with plenty of activities to join in with, village shop, P.O. garage and bar. Just 5 minutes' drive from Champagne Mouton and St Claud, with supermarkets, bars etc. Ruffec 20 minutes, Angouleme 35 minutes. The department of Charente is located in the centre-west of France and is part of the Poitou-Charentes region along with Deux Sevres, Charente Maritime and the Vienne department.

Its name as is often the case comes from the river Charente which snakes through the department. Two local dialects are spoken in the area, Saintongeais in the west and Occitan to the east.

Charente is a thriving department for several reasons, Cognac production is one of the most interesting and profitable industries, the export level of approx. 95% is a success, the consumption in France being only 5% (some say they keep the best 5% in France!).

The department has many typical towns, Angouleme in the south east for example hosts an international festival that attracts hundreds of visitors and is not to be missed.

The region is popular with hikers, bikers and nature lovers who like to discover the woodlands, lakes and streams that are part of this amazing landscape.
