Full Description

This pretty modern detached house, built in 2001, is fully insulated and double glazed, with a 10 x 5.5 m2 swimming pool (new liner five years ago, a new cover and filtration system). There is a roomy insulated garage, with water, which could be converted into further guest suite or studio. The house is full of light, and there is a terrace on three sides of the house. This includes a covered terrace with a full summer kitchen, and summer lounge area. There are four bedrooms, each of which has its own shower or bath. There are two WCs. The open kitchen is fully equipped. There is full gas central heating, with a quite new De Dietrich boiler, and also a modern wood burner in the sitting room. The house is on mains drains, and is fully fenced.
The medieval town of St Ambroix, with its weekly market and flea market, secondary school, and lots of shops, cafés and restaurants, is just 5 minutes away by car. 20 minutes away is the beautiful Renaissance village of Barjac, with its renowned Friday market, and the following places are within 30-45 minutes' drive: Uzès, Caverne du Pont d'Arc, The Ardèche Gorges, Ruoms, Les Vans, two famous caves "Orgnac l'Aven" and "La Cocalière", the Chassezac Canyons.
The house is on the border of the Gard, and the Ardèche, in a beautiful unspoilt region. There is so much to see and do here. Lots of lively weekly markets, where producers sell their own produce, stunning walks, canoeing, many famous caves including the cavern Pont d'Arc, recently opened to the public. You can swim in the rivers, go to water parks, visit lovely old walled towns, have a coffee in the sunshine, or go wine tasting at one of the many vineyards.
