Full Description

A characterful stone house to renovate, with courtyard garden in the heart of the hilltop village of Roquecor, Tarn et Garonne. This spacious stone house is in the heart of a very popular village, a few steps to the grocers, bar/restaurant and with an excellent Sunday produce market.

Ground Floor: the approx 90m2 of habitable space is on two floors, in reasonable condition, but requiring a full internal renovation (some windows, heating, bathroom and kitchen) to create a 2-3 bedroom home. Entrance to spacious beamed living room (25m2) with exposed stone wall, remnants of old bread oven, french windows out to courtyard garden.

First Floor: you arrive on a large landing (18m2) which was previously a second kitchen. This has nice views to the valley, as does the bathroom (15m2) alongside. Double bedroom 2 (12m2) with wooden floor and view out to the village. Small bedroom 3 (9m2) .

Outside: the sunny garden has a tree, grass and is about 30m2. To the left of the living room is a small kitchen (9m2) with ancient terracotta tiled floor and glazed door to the village. Behind is a ground floor bedroom ( 12m2) with a WC.

An attractive home in a friendly village, which could become a comfortable home with some personal investment in the project. The popular villages of Montaigu de Quercy and Beauville are 10mins. Toulouse airport 75 mins.

The department of Tarn et Garonne in Midi Pyrenees has many assets, a wonderful climate, cultural heritage, an interesting history, unspoilt nature and welcoming local residents.

Tarn et Garonne is composed of 30+ cantons and 190+ towns and villages all dotted around the rural landscape and in the hills that lead up to the Pyrenees mountains, the snow-covered peaks can be seen in the distance when the weather is good. A charming feature of the area are the historical monuments dating back to the Middle Ages: churches, ramparts, castles, abbeys, and bastides.

Set in the heart of the Gascony region, Tarn et Garonne was traditionally a hat-manufacturing area, you can buy them everywhere still and boaters are still made there, particularly in Sept-fonds which is worth a visit.

Climate is warm but pleasant and property prices are less than some neighbouring coastal departments, great 'second home' region due to the barmy summer weather but also a very popular place for retirees.
