Ground floor: a lounge, a fitted dining kitchen, two bedrooms, a shower room, a separate WC.

Basement: a garage with a separate wine cellar, a laundry / utility room, storage space.

Loft: a large loft covering the entire area of the living accommodation.

Heating: a fuel oil central heating system (maintained on an annual service contract) and a wood-burning fire in the lounge. Double glazing throughout.

Outside: a front lawn, two separate back lawns, one small, one very large, a driveway with space for several cars.

Sundry information:

The Taxe Fonciere for 2016 was 443.

The house is on mains drains system and a smoke detector is installed to comply with current French law.

LOUNGE / DINING ROOM (approx 22.5m2) - accessed through double doors from the dining kitchen, the lounge is wallpapered with a tiled floor and features a wood-burning fire which sits in front of the original fireplace with its mantel piece and tiled surround. Here you'll also find a double door giving access to a small outside balcony over the driveway.

DINING KITCHEN (approx 15.4 m2) - newly fitted in 2016, the kitchen has a tiled floor, largely painted walls with partial tiling and offers an induction hob with a stylish stainless steel extractor fan, a dishwasher, an electric oven and cupboards and drawers for storage. There is sufficient space to place a table and chairs if desired.

BEDROOM 1 (approx 11m2) - with a wood-effect floor covering and white wallpaper to the walls.

BEDROOM 2 (approx 11m2) - with a wood-effect floor covering, white wallpaper to the walls and a small fitted wardrobe providing shelf and hanging space.

SHOWER ROOM (approx 3.6m2) - completely tiled in shades of white and dark and light grey, featuring a good size shower unit, a wash basin set on its modern drawer unit, a mirror and a corner storage cupboard. An electrical socket is available to add a heated towel rail if desired and lighting is by low-consumption spotlights recessed into the ceiling.

LOFT - the loft hatch is situated in the hallway between the bedrooms and has a fold-down ladder. This large loft covers the whole area of the residential accommodation below it and offers the possibility to be converted into further bedroom accommodation, a children's playroom etc.

Accessed from an internal door in the hallway, the basement has a concrete floor throughout with the exception of the small wine cellar offers:

- a laundry / utility room (approx 9m2) - with an fireplace, a sink, the plumbing for a washing machine and a small cupboard.
- a storage area (approx 8.5m2) - houses the fuel tank for the central heating system. Additional storage space can be found under the staircase.
- a garage with a separate wine cellar (approx 26.3m2 + 11.6m2) - the garage has space for one car plus plenty of additional space for storage etc. It is separated from the wine cellar (with its compressed earth floor) by a three-quarter wall in breeze blocks which could, in theory be removed to create a larger garage with space for two cars.

The garden path at the front of the house crosses the front lawn and brings you to steps and the small balcony area in white stone where you'll find the PVC double glazed entrance door which opens into the kitchen. Behind the house is a small garden enclosed by a tall hedge which includes an arch to access the large lawn at the other side.

The tiled roof of the house is in very good condition and is supplemented by slate tiles to the upper parts of the end gables. A satellite dish is in place.

The house in of traditional construction using breeze blocks on a basement constructed in traditional stone.

The centre of Langast with a bar (which also sells that most essential of French life, bread) is just 400m away and the larger village of Plouguenast with its numerous businesses, bars, restaurants, doctors etc is less than 4km (2.5 miles) away.

The ferry ports of Saint Malo (serving Portsmouth and Jersey) and Roscoff (serving Plymouth and Cork) are 90km (56 miles) and 149km (93 miles) away respectively. The department of Cotes d'Armor is the northern most department in the Region of Brittany, with the English Channel to the north, Ille-et-Vilaine to the east, Morbihan to the south and Finistere to the west it is a sunshine gem.

The picturesque Émeraude Coast looks north to the English Channel and is packed with charming seaside resorts and old fishing villages. Most of the towns of the interior were founded in the Middle Ages. The department's southern half is crossed by the Noires Mountains that run west to east with rivers emptying to the south into the Bay of Biscay and to the north into the Channel.

Along the coast, fishing was once important but is now secondary to the cultivation of fruit, oats, potatoes and wheat and of course tourism.
