The property is located in a very private location with great views into the countryside and good access. There are no near neighbors to this property. The house is connected to mains electricity and the water both for domestic use and irrigation purposes is supplied by a bore hole. There is also a large water mine on the land.

The main house is set over two floors and has a new roof with good insulation.

Each floor can accommodate one family /couple.

The main entrance to the ground floor is from a courtyard to the front of the house and leads into a large entrance hall. There is a guest toilet to one corner. On the ground floor we have a large living room, a dining room, a kitchen with traditional fireplace, and a large bedroom with en-suite bathroom with shower cubicle, toilet and pedestal sink, and a smaller room used as a dressing area.

The first floor is accessed via marble covered stone steps from the marble covered courtyard. The landing on the first floor is enclosed by aluminum framed windows and there are two doors. One of the doors leads directly into a fully equipped kitchen, whereas the other door opens into a corridor.

From the corridor there are six doors and a direct open access to the dining/ living room with a wood burner to one side. There are three good sized bedrooms, a bathroom with bathtub, toilet and pedestal sink as well as a storage room to this floor.

There is a hatch door to the well-insulated attic.

The roof of the house is new and thanks to the insulation which was applied the attic could easily be converted into more living space.

The walled and gated courtyard of the house is large a there is plenty of space to accommodate a large table and a good number of chairs for outdoor meals. The floor is paved with marble slabs.

Outside of the courtyard and next to it there is a large annex set on two levels.

The top level currently houses two large workshops and a garage with over and out door. In one of the workshops there is a traditional bread oven and a kitchen sink with drainer. On the lower level, two divisions are used as a barn and stall and the third is the traditional “adega” or wine cellar.

Next to this annex there is the ruin of an old stone house which could be restored into more living space or a guest accommodation.

The land which comes with this property measures a total of 20.731 square meters and consists of large terraces and large meadows as well as a hillside filled with heather.

There is an abundancy of fruit trees on the land, from different kinds of orange trees, lemons, different kinds of apples and pears and peaches and plums to kaki fruit and arbutus and olive trees and vines and more.

The property is located only four km from the hamlet of Graça, where there are three cafés with mini-market, an ATM machine, a church and a small weekly market. The access to the property is by a well-kept gravel road through a wooded area on the outskirts of the hamlet of Graça, Pedrógão Grande.

The larger town of Figueiró dos Vinhos is 7 km away and Pedrógão Grande is 11 km away. The property is about seven km from the entrance to the IC8.

There are a number of refreshing river beaches in the area.

The regional capital and Portugal’s third largest city, the picturesque medieval university city of Coimbra, home of one of Europe’s leading university hospitals, is about an hour drive away. The World Heritage Town of Tomar is about 45 minutes. The beaches on the Atlantic are easily reached by the dual carriageway IC8.

Both the airports at Lisbon and Porto are around two and a half hours to drive. Both of these airports are serviced by a variety of low cost airlines, which operate regular flights into and out of other European countries, including the United Kingdom.

There is also a direct express bus both from Figueiró dos Vinhos and from Pedrógão Grande to Lisbon.
