Full Description

REDUCED in price - Here we have a charming 3 Bedroom Cottage with 2 Stone Outbuildings each with separate entrances large enough to convert into Guest Gites. Private rear gardens and parking situated in a well cared for Hamlet with neighbours

This pretty property is set in a lovely Hamlet, just outside of the popular tourist village of Huelgoat.

The current owners have had lots of necessary work done during the past 5 years including a new roof on the main house, crafted double glazed Windows made from wooden frames, a new utility area accessed from the rear gardens and a wood burning stove installed in the kitchen giving central heating to the bedrooms on the first floor.

There are 2 stone outbuildings attached which can be accessed either from the back garden, or their independent entrances from the lane to the front.

The Guest Gites have in turn 2 floors. The closest Guest Gite has a new hand crafted wooden stairway and hand made door and Windows. There is also an external stairway from the lane to enter the first floor, to make the Guest Gite into a loft apartment with lower ground work shop or studio. A feature fireplace also in possible Guest Gite number 1.

The second Guest Gite has a wood burning stove already installed and is currently used as a workshop.

Main house accommodation:

Entry from the rear gardens into the new utility area, which in turn leads to the kitchen which is traditional and has a wood burning stove for the central heating on the first floor.. A hallway with a doorway into the good size lounge, which is also fitted with a wood burning stove and is cosy.

From the hallway, a stairway to the first floor:

Where there are 2 good size double bedrooms and a family shower room with WC and wash hand basin.

From the second bedroom a stairway to the loft space which has been fully insulated and boarded and is currently used as an artist workshop, but would ideally make the third loft bedroom.

The property is private from the lane surrounded by its hedge and has a little entrance porch at the front to welcome guests.

The drainage will not conform to current regulations, but works fine.

A pretty cottage with workshops or gite potential is what you are looking for, a viewing is highly recommended.

The department of Finistere has a feeling of being carved out of the earth by the sea and is the wildest area of Brittany, it is also the most western of all French departments. The name Finistere comes from the Latin phrase 'finis terrae', meaning 'land's end'.

It has the English Channel to the north, Cotes-d'Armor and Morbihan to the east, the Bay of Biscay to the south and the Atlantic Ocean to the west.

Quimper, the department's capital, is located to the south and has a distinctive Breton character just like all the main towns such as Brest, Chateaulin, Morlaix and Quimper. Over a third of the area is covered with forest, moors and scrubland.

Along the coast, farmers divide their time between commercial fishing and working their small farms. To see the Fish-markets, Douarnenez is worth a visit as is Brest which is on the west coast and is also a major naval port.
