Full Description

REDUCED in price - Fantastic Longere Property with 4 Bedrooms in the MAIN LONGERE HOUSE (all en-suite) plus 3 GUEST GITES (8 Beds / 3 Bathrooms in total) and a lovely SWIMMING POOL all offering a great business opportunity and potential equestrian use in a Tranquil Location, close to the Nantes-Brest canal.

Situated just a couple of minutes on foot from the Nantes-Brest canal, this is a very well-appointed home and gites business in the heart of the Brittany countryside with four hectares of land and substantial outbuildings, presenting an attractive business opportunity in its current form.

A very large outside hangar and an equally large stone barn (boarded-out in the loft and offering space well above head-height throughout) along with the four hectares of land mean that the property lends itself well to being adapted for equestrian use or a small holding.

The principal house is a longere which has been restored to a very high standard and oozes character with beams and original stone walls to the fore.

The owners have spared no expense in creating a home of substantial quality and equally, the three gites which come with it are well-appointed and offer generous accommodation to prospective clients. Note that all of the gite 'equipment' such as beds, bedding (2 - 3 sets), cutlery, furniture etc are included in the sale so that the purchaser will be ready to operate the gites as a going concern from day one.

Some of the furniture in the main house is available to the purchaser, subject to discussion and negotiation. With an overall habitable floor space of 455m2 (including the three gites) this property is a very attractive proposition at a very realistic price!

MAIN HOUSE - considerately designed to facilitate wheelchair access to the main ground floor accommodation:

ENTRANCE HALL - the spacious entrance hall is accessed from the outside through a double door in hard wood. Along with the grand staircase - also in attractive hard wood - you'll find a cloak cupboard, a further under-stairs storage cupboard and a WC with its attractive wall tiling and a shell-design wash basin.

LOUNGE (approx 31.4m2) - featuring a large traditional fireplace with a wood-burning fire set on a granite base and stonework with a large beam lintel to the chimney breast. The walls are a combination of original stone and brushed plaster painted in magnolia to give a bright and airy feel. The view to the outside is over the field to the rear of the property and a patio door provides access to the exterior. A feature spiral cast-iron staircase leads to the main bedroom on the first floor.

OPEN PLAN KITCHEN WITH SITTING AND BREAKFAST AREA (approx 27m2) - the food preparation area is bursting with character provided by the fitted units in pine, blended with brick- and stonework as well as polished granite worktops, a gas-fired Aga with Aga Companion (four hobs and two electric ovens) alongside, a sink and a separate hand basin. The kitchen opens into a small sitting room with breakfast area alongside - please note these are NOT the main sitting and dining rooms. The sitting / breakfast area includes its own wood-burning fire and chimney breast.

DINING ROOM (approx 16.8m2) - very tastefully decorated and full of character, with beams to the ceiling, two shades of light and deeper pink wallpaper separated by edging in wood, a decorative marble shelf and stonework around the windows.

STUDY (approx 11.9m2) - featuring beams to the ceiling and including an aquarium in the dividing wall between the study and the lounge.

UTILITY ROOM (approx 8.5m2) - featuring a sink, plumbing for a washing machine, worktops and storage cupboards. It has an access door to the rear terrace outside.

UPSTAIRS ACCOMMODATION:

The substantial staircase in hard wood from the entrance hall brings you to the gallery landing with its balustrade. The upstairs accommodation features attractive flooring in chestnut throughout (except in one en-suite).

BEDROOM 1 (approx 11m2) - decorated in pastel shades with beams to the ceiling, a fitted wardrobe and an Edwardian dressing table, this bedroom also features a wash basin with an ornamental shelf and tiled surround. The en-suite shower room with tiling to the walls includes a WC. A linen storage room of approximately 5m2 is accessed directly from this bedroom and it is extensively fitted with wooden shelving.

BEDROOM 2 (approx 9.7 m2) - decorated in pastel shades with beams to the ceiling, a fitted Edwardian wardrobe and a tiled en-suite with a shower, a wash basin and a WC.

BEDROOM 3 (approx 15.5m2) - decorated in pastel shades with beams to the ceiling, a fitted Edwardian wardrobe and dressing table. The tiled en-suite features a bath with over-bath shower, a very large wash basin with ornamental shelf, a mirror and a WC.

MASTER BEDROOM (approx 18m2) - bright an airy with beams to the ceiling and a separate corner storage cupboard as well as a separate walk-in dressing room. The tiled en-suite benefits from under-floor heating and features a large 'Italian' shower, two individual wash basins set on a polished granite top, a mirror, a heated towel rail and a WC.

THE GUEST GITES :

The gites have a communal games room which includes table tennis and pool tables and also a communal laundry facility which includes two washing machines.

Gite 1 (sleeps six) is a detached 1930s cottage with a large open-plan lounge and dining kitchen. On the ground floor it features a large traditional fireplace, an extensively-equipped fitted kitchen and a separate WC. On the first floor there are three bedrooms (one double which also includes a double sofa-bed, one with bunk beds and one twin) and a shower room with a wash basin and WC.

Gite 2 (sleeps five / six) features a good size lounge area and well-equipped kitchen with a large traditional fireplace and three bedrooms with a bathroom including a shower and separate WC on the first floor.

Gite 3 (sleeps four) features a lounge area and well-equipped dining kitchen along with a bathroom including a shower and separate WC (all on the ground floor) and two bedrooms on the first floor.

OUTSIDE:

A large lawned area in front of the main house adjoins neighbouring fields, thus enhancing the countryside feel. To the right is the heated swimming pool with surrounding fencing, which catches the sun in the summer months from mid-morning through to late evening. The (non-chlorine) pool has summer and winter coverings for when it is not in use and measures an impressive 11.4m x 4.4m with varying depth up to 2m. Its surrounding terrace is of a generous size in a mix of wooden decking and paving and the pool area is compliant with French safety legislation at the time of writing (April 2017). A children's swing set is included nearby in the lawned garden.

There are several outbuildings:

- A very large exterior hangar with its very high roof, constructed on a wooden frame with a wall in breeze blocks at one end is of sufficient size to offer the possibility of running a winter storage business for caravans or camping cars.
- A workshop.
- A very large barn (approx 138m2) has a boarded-out loft area of the same size (reduced slightly at the sides by the sloping ceiling) with lighting. An application for planning permission has been registered with the Mairie for possible outline planning permission subject to approval for habitable accommodation.

Behind the property you'll find the pebbled terrace which extends along its length and overlooks the good size field beyond which is the small river Perchenic. The field extends around one side of the property to pass behind the hangar, barn and swimming pool. There is also a vegetable plot and a natural well provides a source of free water for garden watering and to replenish the swimming pool.

The house's tiled roof is in very good condition and features guttering in copper. Satellite dishes are installed to serve the house and the gites.

ADDITIONAL INFORMATION:

The house is heated by wood-burning fires in the lounge and in the sitting area alongside the kitchen, supplemented by the central heating system with radiators throughout the house. This runs on propane and consumption (including that of the Aga) is around 2,000 litres a year.

The towpath of the Nantes-Brest canal for walking and cycling is just a couple of minutes away on foot. Other local beauty spots include the Lac de Guerledan (walking, boating, lakeside restaurant) and the pretty town of Mur-de-Bretagne. The large towns of Pontivy and Loudeac are 12km (8 miles) and 27km (17 miles) away.

The department of Morbihan in the south-eastern part of Brittany has a coastal area offering a micro-climate, the Morbihan Gulf on the south coast; where you will find the ancient town of Vannes. Morbihan is bordered by Cotes-d'Armor to the north, Ille -et-Vilaine to the east, Pays de la Loire to the southeast and Finistere to the west.

Morbihan's main activities are agriculture, fishing and tourism. Oysters are cultivated in the Gulf of Morbihan. Tourism is popular along the Morbihan coastline and in the medieval towns and villages dotted around the countryside. Carnac is the French version of Stonehenge with stones laid in concentric circles by an ancient people.

These Megaliths and Dolmens and Menhirs are believed to have been placed there between 3500 and 1800 B.C and you see their symbols everywhere. Attractive Property in the area is easy to find with lovely Farmhouses, Water mills and sleepy Cottages in abundance.
