This gorgeous villa is situated in a beautiful setting, surrounded by lovely lush greenery and forest, only 5 min away from the small towns of Ag. Paraskevi and Kolios, with their amenities such as super-markets, tavernas, cafes, bakeries, etc.
Only 6 km away is the most famous beach of Skiathos, Koukounaries, which is reputed to be the best in the Aegean. It has fine golden sand leading up to the shade of the Koukounaries pine trees (umbrella pines), and also offers three tavernas, water sports schools and two mini-markets.
Skiathos is only 46 km long, but it has some of the best beaches of the Greek islands, a large variety of tavernas, bars, accommodation, etc. and lovely surrounding area of lush, greenery, fruit trees, forest and flowers.
Someone can choose between a quiet, relaxing holiday or a more active one, doing excursions, water sports and enjoying the nightlife.
The capital of the island, Skiathos town, has managed to keep its traditional style even though every summer thousands of visitors flock to enjoy what it has to offer.

SIZE/DESCRIPTION OF HOUSE:
The villa has a total floor size of approx. 130 m2, plus the two separate apartments of 25 m2 each.

The villa comprises:
– An open-plan, L-shaped, living-room area, measuring 13m x 6m, with vaulted chestnut ceiling rising up to 4,5 m height.
– Accessed by the living-room and the bedroom, a private, two-color decked dining area.
– A large stylish bathroom of 25 m2, which consists of a white sunken 4 person Carron circular Hydro-spa, a walk through wet area with power shower, white circular toilet & bidet, and twin circular wash bowls set upon white granite.
– A master bedroom of 36 m2, air-conditioned, with a range of spacious, fully fitted wardrobes and free standing furniture, a vanity unit topped with white granite, king size bed and concealed door to bathroom.

Each studio apartment comprises an open room, separate fully fitted kitchen, and a bathroom.
These air-conditioned fully equipped apartments are suitable for long or short term rental.

Rental prices are as follows:
For the apartments, between €7000 – €10.000 per season (€40 – €60 per night), if fully booked.
For the villa, between €100 & €200 per night.
The complex, as a whole, is lettable for €250 to €300 per night.
Underneath the apartments, and easily accessible from the house, is a utility room of 25 m2.
Currently this room is used for storage and contains a new LG automatic washing machine and a large Bosch freezer.

Finally, there is a large, shaded, sitting/ BBQ area outside the main house with discreet lightning in the Acacia and surrounding Olive trees.

DESCRIPTION OF THE PLOT:
The property stands on a large plot of land of 8.085 m2, with gently sloping, south-facing olive meadow, bordered on two sides by government protected forest, which ensures the tranquillity and peacefulness of this unique valley.
It boasts a diverse variety of wild flowers and plants, and an abundance of mature fruit producing trees including cherry, plum, damson, olive, grape, fig, apricot, walnut, lemon, orange, tangerine, pear and “Musmulla” trees. Also, recently planted Almond, Peach, Apple, Pomegranate, Walnut and Chestnut trees.

Also there are 90 olive trees, from which the harvest, which is usually done in November, gives good quality, low acidity, oil which is best used on salads and in cooking.
