Full Description

REDUCED in price - Here we have a quality 4 or 5 Bedroom Neo-Breton family home on the outskirts of Begard and only 15 miles from the sought-after resort of Perros-Guirec

This smart family home has been well maintained both inside and out and makes a very attractive proposition. It is situated on the outskirts of Begard and just 24km / 15 miles from the fashionable resort of Perros-Guirec with its '7 islands' nature reserve and numerous beaches on the north Brittany coast. The moment you arrive at the house the attractive, well-tended gardens give a hint that its owners are house proud and this is confirmed as you step inside.

It offers four bedrooms and a large office (effectively a fifth bedroom), a good size living area with a wood-burning fire and a spacious, smart fitted kitchen.

A visit is a 'must' to appreciate the quality of accommodation that this house has to offer!

THE ACCOMMODATION:

ENTRANCE HALL (approx 14.3m2) - featuring a very modern front door and opening into a good size entrance hall decorated in pastel shades with a fitted floor-to-ceiling storage / cloak cupboard.

LOUNGE / DINING ROOM (approx 33.6m2) - of a good size and featuring decorative beams to the ceiling and a wood-burning fire with its substantial surround in solid granite. The walls are papered in a pastel shade and the carved, traditional Breton wall unit and the accompanying dining suite including six chairs are available to the purchaser subject to negotiation. The windows benefit from electrically-operated shutters.

FITTED KITCHEN (approx 14m2) - the spacious kitchen is fitted in solid oak and offers attractively tiled worktops with tiled surround, a four-hob gas cooker with extractor fan, an electric oven, a fridge, a double sink and the plumbing for a dishwasher is in place.

OFFICE / 5TH BEDROOM (approx 12m2) - of a good size and could easily serve as a downstairs bedroom, with wallpaper to the walls and fitted cupboards including shelving and hanging space.

SEPARATE WC - very nicely tiled and includes a wash basin and a new WC.

An attractive staircase in wood leads to the first floor accommodation:

FOUR BEDROOMS - with floor areas of 12m2, 11.7m2, 12.7m2 and 6.8m2.

The flooring in the four upstairs bedrooms is in oak. One of the four includes a fitted wardrobe in solid chestnut and another includes a free-standing wardrobe which is included in the sale. The bedrooms feature new Velux window units and are decorated in pastel shades, largely white.

SHOWER ROOM (approx 6.5m2) - delightfully tiled to the floor and most of the walls in pale blue and white, with two separate wash basins (one with a vanity cupboard below), an ornamental glass shelf, a large mirror to the wall and a towel rail. A wall-mounted heating unit sits above the towel rail to dry the towels if needed, thereby providing a source of warmth in addition to the central heating radiator.

SEPARATE WC - with a new WC.

BASEMENT (approx 46.5m2):

The basement is accessed by a staircase from the entrance hall of the house and features:

- A good size workshop / storage room with a concrete floor.

- A second storage room, currently used for storing garden furniture and equipment. This room includes boarded-out loft space providing an extra 6m2 of storage space.

- Garage - with sufficient space for two cars and additional space for storage, including shelving.

- Laundry room - with a double sink and plumbing for a washing machine. The reservoir for the central heating system is housed here and has a capacity of 1,500 litres.

OUTSIDE:

The terrace to the front of the house is south-west facing enabling you to benefit from sunny weather into the evening. The garden in front of the terrace is attractively divided into several lawned areas separated by pebbled pathways and features a few trees and flowering shrubs which paint a colourful landscape. The wide drive leads down to the garage at basement level and provides ample space for parking in addition to the garage.

The rear garden area is divided into two separate areas, one being a large vegetable plot and the other being a further vegetable plot with a lawn alongside. A further lawned area can be found at the side of the house along with a water butt to collect rainwater (capacity 500 litres) used for garden irrigation.

The tiled roof of the house is in good condition and the exterior of the house was repainted in September 2016. The guttering is in sturdy aluminium and a satellite dish is in place.

ADDITIONAL INFORMATION:

The house is heated by the wood-burning fire in the lounge and a fuel-oil based central heating system (typically consuming around 1,200 litres per year, price per litre as at March 2017 = 0.77 euros) which serves the ground floor, the upstairs shower room and provides hot water as well. Electric radiators are installed on the first floor in case of need. Double glazing is installed throughout made from aluminium to the exterior and wood on the interior, as indeed is the entrance door.

The centre of Begard with its business and supermarket are only 1.5km (1 mile) away and the property enjoys good road access, being only a 2 - 3 minute drive from a dual carriageway which links to the arterial RN12 to access Brest, Rennes and beyond.

France's high-speed TGV rail network passes through Guingamp which is less than 20 minutes away by car. Numerous beaches on Brittany's north coast can be reached in under half an hour.

The department of Cotes d'Armor is the northern most department in the Region of Brittany, with the English Channel to the north, Ille-et-Vilaine to the east, Morbihan to the south and Finistere to the west it is a sunshine gem.

The picturesque Émeraude Coast looks north to the English Channel and is packed with charming seaside resorts and old fishing villages. Most of the towns of the interior were founded in the Middle Ages. The department's southern half is crossed by the Noires Mountains that run west to east with rivers emptying to the south into the Bay of Biscay and to the north into the Channel.

Along the coast, fishing was once important but is now secondary to the cultivation of fruit, oats, potatoes and wheat and of course tourism.
