Up the curved marble staircase, with wrought iron balustrade, there are the two double bedrooms and a newly fitted bathroom with shower. The master bedroom has a romantic little balcony with a view to the village church and bell tower.

The vine-covered pergola outside the kitchen is perfect for 'alfresco' dining and below is a terrace with open countryside views - a perfect place to relax. A few steps down from the terrace there is sloping, private land of around 1,700 sqm (a bit less than half an acre) which goes down to a small stream. The paved track directly outside the property is used only for occasional access to the smallholding beyond, and it quickly turns into a footpath, so there is no traffic. Very well located for amenities, easy access to the main town of Aulla (with trains and autostrada) yet set in the peaceful village countryside.

The property is on the edge of one of the most picturesque, walled medieval villages in the area, with a central piazza entered through a stone Romanesque archway from the 13th century. The village is surrounded by chestnut woods and olive groves and the larger village of Licciana Nardi is just down the hill, 2km away, where there is a restaurant/pizzeria, coffee bars, a bakers, a good fruit and veg shop and some grocery shops as well as a bank and schools. Also in Licciana is wonderful river swimming with cool, clear, fresh water and waterfalls where it is lovely to take a quick, refreshing dip, or to while away an entire lazy, sunny afternoon in the rocky pools. It is an easy walk down to Licciana for a morning coffee or later in the day for an aperitivo in the bar. There is a baker's van which comes to the village each morning and stops almost directly outside the house with fresh bread and focaccia and on Sunday afternoons the ice cream van makes a welcome appearance. This local community is friendly, with people always ready to chat and share their traditions and culture, and there is an interesting sprinkling of international summer residents too, always ready to help.

Lunigiana is a magical part of Tuscany. The hills which encircle Lunigiana create an intimate and relaxed atmosphere whilst the blend of the mountains and sea are extremely inviting to those who enjoy the outdoors. The rolling landscape is liberally adorned with castles of Medici or Malaspina vintage and for lovers of the coast the sea is just a short hop away. The golden sandy beaches around Lerici and the pebble coves of the Cinque Terre (UNESCO World Heritage site) are ideal for swimming and sailing. The area is criss-crossed with marked footpaths for walks to the hills and mountains and these lead directly from the house. The airports of Pisa, Parma and Genova are each around an hour away.
